On October 31, 1864, Nevada officially became the 36th state, and this year we’re celebrating 162 years of the Silver State! 🎉 Nevada joined the Union during the Civil War, which is why “Battle Born” appears right on our state flag. And our nickname comes from the massive silver discoveries of the Comstock Lode that helped put Nevada on the map. ⛏️

A few fun facts to share today:

🌿 The state flower is sagebrush — the scent you smell after a desert rain.

🐦 The mountain bluebird is our state bird.

🐢 The desert tortoise is our state reptile, and you can still spot them across Southern Nevada.

This is one of the scariest myths out there, and it keeps a lot of pet parents from even applying. At Hive Real Estate Group, most of our properties consider all animals with additional pet deposits. Your furry (or not-so-furry) family members don’t have to be a dealbreaker. 🐶🐱

🍂 Local Spotlight: Red Rock Canyon 🏜️ Cooler temps have officially arrived, and in Las Vegas that means one thing: it’s Red Rock season. Just about 17 miles west of the Strip, the 13-mile Scenic Drive winds past towering red and cream sandstone, Joshua trees, and some of the best fall hiking in the Southwest.

🥾 Fall Trail Favorites:

Calico Tanks: scramble up to a hidden natural water tank with a view back toward the valley
Ice Box Canyon: shady canyon walls that stay cool most of the day
Pine Creek Canyon: an easygoing creekside trail past the old homestead site
Lost Creek: short, family-friendly, with a seasonal waterfall after rain
Moenkopi Loop: an easy desert loop right by the Visitor Center

🐝 Hive Tips Before You Go:

Timed entry reservations are required Oct 1 – May 31 for 8 a.m. – 5 p.m. entry. Book at Recreation.gov
Early birds: if you enter before 8 a.m., you don’t need a reservation
Starting in November, the Scenic Drive closes at 5 p.m., so plan for shorter afternoons
There’s no gas, food, or water on the loop. Pack snacks and extra water!
Red Spring in Calico Basin is nearby and doesn’t need a reservation, which makes it great for a quick boardwalk stroll

They both happen during escrow, and they both involve someone walking through the house with a clipboard. But they answer two very different questions. 📋

📊 Appraisal: “What’s it worth?”

Ordered by the lender, done by a licensed appraiser
Compares the home to recent nearby sales to confirm its value
Protects the lender (and you) from overpaying
Usually required if you’re financing

🔍 Home Inspection: “What’s its condition?”

Ordered by the buyer, done by a home inspector
Checks the roof, HVAC, plumbing, electrical, foundation and more
Protects YOU from expensive surprises after closing
Strongly recommended

In Vegas, a good inspection pays close attention to how hard the A/C has been working, roof tiles, stucco, and pool equipment. Our desert takes a toll! ☀️

If the appraisal comes in low or the inspection turns up issues, it’s not automatically a dealbreaker. Your contingencies give you room to renegotiate. 🤝

One tells you the price is right. The other tells you the house is right. You want both. 🐝
