🐝 More homes on the market and they're not sitting. Clark County's single-family inventory reached 9,811 active listings in July. That's the highest count in 13 months, up 4.2% from July 2025 and up seven months in a row since December's low of 8,210.

Even with more homes listed, fewer of them are lingering. In March, 28.5% of active listings had been on the market 60+ days. By July, that dropped to 19.9%.

Right now, 8 out of 10 Clark County listings have been on the market 60 days or less.

Two weeks into the school year and there's a stack somewhere in your house that's been growing since day one. 📄

Take twenty minutes today:

✍️ Sign what needs signing. Everything goes back in the backpack tonight, not Monday morning at 7:04.
📸 Photograph the important ones. Emergency contact forms, immunization records, anything with a due date. A phone photo has saved more parents than any filing cabinet ever has.
🗓️ Put the school calendar in your actual calendar. Early releases and picture day are not things you want to discover the morning of.
📬 Sort the mail three ways. Act on it, file it, shred it. There is no fourth pile, no matter what your counter says.
🏠 Know where your household docs live. Lease or deed, insurance policy, home warranty, appliance info. Not "somewhere in the office" — actually know.
📱 Renting? Keep a copy of your lease and your renter's insurance saved to your phone. The moment you need them is never a convenient one.

🏊 The pool. Sometimes that's non-negotiable and everything else is decoration.
🌴 Full shade setup. Pergola, misters, ceiling fan. Usable in July or it doesn't count.
🔥 Outdoor kitchen. Built-in grill, bar seating, the whole thing.
🪴 Low-water desert landscape. Gravel, agave, uplighting. Beautiful and it doesn't fight the climate.
🛋️ Just a really good hangout. String lights, fire pit, comfortable chairs, done.

Last week's storms were a reminder that August can peak monsoon (sometimes) and we've still got weeks of season left. ⛈️ Take ten minutes before the next cell rolls through:

🏠 Walk the roofline from the ground. Downbursts lift tiles and shingles. You're looking for anything out of place or newly exposed.
💧 Remember where the water pooled. If it sat against the foundation, that's a drainage issue worth fixing now, not next August.
🍂 Clear the drains. Roof scuppers and yard drains pack tight with gravel and debris fast, and a blocked drain turns a normal storm into an interior problem.
🪑 Secure the yard. Patio umbrellas, cushions, trampolines. Wind gusts arrive before the rain does.
🌳 Check your trees. Leaning trunks and split limbs after a storm don't fix themselves.
📸 Photograph anything you find. Ceiling stains, damp drywall, pooling. Time-stamped photos matter for insurance.

Renting? Report leaks and water stains the day you spot them, in writing through your landlord's portal. A small leak handled this week is a much smaller problem than mold handled next month. 💜

And on the roads: washes and low crossings fill in minutes. Turn around, don't drown, every single time.

The Market Action Index is holding on the seller's side of the scale this week, but the gap between the two sides is narrow. 📊 Readings have been holding around the same point for months, and that steadiness is its own kind of signal. This isn't a market swinging hard in either direction.

What that means depending on where you're standing:

🏡 Sellers — you still have an edge, but not a wide one. Pricing right in the first week matters more than it did in the spring. Overpriced homes aren't getting rescued by momentum anymore.

🔑 Buyers — there's more negotiating room than there's been in a while. More inventory, more patience on the other side of the table, and sellers who are increasingly willing to talk.

Where you land on that depends entirely on your timeline, your budget, and what you're trying to accomplish. 🍯
