In August 2020 the Southern Nevada resale home market continued to impress as interest rates remained low, demand was relatively stable and inventory was limited A total of 3,594 combined transactions (single family homes and condominium/townhouses) closed during the month, which is
down 8.7 percent from a year ago, and listings fell 35.8 percent on the year to 6,183 Overall effective inventory reached 1.7 months during the latest month (down from 2.4 months a year ago)
Importantly, for the third consecutive month, single family median pricing rose to a new all time high, reaching $335,000 in August 2020 an increase of 8.9 percent from the same month of the prior year. Trends within the condominium/townhouse segment were comparable median prices reached $185,000 (+4.5 percent from a year ago) In the six months since the coronavirus outbreak, the local housing market continues to outperform the broader trends in the economy The impact of low interest rates is clearly playing role along with residents seeking out housing options that align with new world realities The market’s ability to sustain additional price increases over the long run remains uncertain, but at the moment, supply side limitations appear to be another contributor to the latest pricing dynamics.
