While that’s a modest decrease, it’s important to note that sales activity remained steady—even in the face of persistently high mortgage rates. Inventory ticked up a bit, but choices are still limited for many buyers. We’re seeing more movement in the luxury segment, while first-time and entry-level buyers continue to feel the pinch of affordability challenges. US Buyers See More Builder Incentives
Navigating the new-home market has always been a journey—one that’s changed shape over my two decades in Las Vegas real estate. Recently, US builder confidence held at 35 in late Q2, marking 14 straight months below 40. Affordability challenges, rising costs, and mortgage-rate headwinds are clearly weighing on both builders and buyers.

What really stands out right now is how builders are responding: in late Q2, over 60% offered sales incentives, and about 35% reduced prices, averaging 6% off new-home prices nationwide. For my clients—especially those relocating or navigating VA loans—these incentives can make a meaningful difference.

Industry leaders highlight a shortage of around 1.2 million homes in the US. Until building barriers ease, we can expect builder sentiment to remain cautious. It’s worth noting that regulation, taxes, and fees add more than 25% to the average single-family home price, showing just how much reform could help.

Current sales conditions sit at 38, future sales at 45, and buyer traffic at 25—numbers that reflect a market treading carefully.
