Meetings - prepare and distribute board packets including management reports and meeting agendas, attend all business meetings of the Board, prepare minutes and action items, coordinate the free flow of information to the Board, work with all committees of the Board, build collaborative relationships
Budget and Finance Duties - overseeing expenditures, budget management, cost control, reserve studies, reserve investments/funding
Books and Records - collect and organize all documentation related to Association operations including records/books, documents, correspondence
Vendor Management - coordinate bidding process, present the Board with the results, oversee vendor contracts, and ensure completion of approved scope of work
Maintenance - general supervision of the maintenance of all common areas, keeping records of maintenance, ensure prompt compliance with any and all orders or requirements of all federal, state, county or municipal authorities or agencies having jurisdiction with respect to the Association
Personnel Supervision - staff includes a Maintenance Engineer and Concierge staff
Resident Customer Service β meet with new residents to ensure they are aware of building policies and procedures, promptly respond to requests and issues, ensure residents follow By-Laws and Policies
Regulations - Acquire and maintain a full working knowledge of all applicable State and Federal Regulations pertaining to condo associations
Miscellaneous - perform other duties and exercise other powers as may be delegated to him/her from time to time by action of the Board of Directors according to legal codes
REQUIRED QUALIFICATIONS:
5+ years of experience as a Condominium Property Manager or Assistant Manager
Demonstrated track record of success managing large Condominium building operations and staff
Strong leadership skills and demonstrated experience building positive, professional staff relationships with the ability to hold staff accountable to goals and policies
Professional demeanor and strong customer service mindset in all interactions
Strong organizational experience and attention to detail
Dedicated attitude with ability to take management ownership of projects, policies, and issues and see them through to resolution
Superior judgment with demonstrated success in understanding community policies, enforcing reasonably and in line with the Board direction, and ability to make good decisions regarding when Board involvement is needed
Demonstrated knowledge of the BuildingLink software in a community management role
Current or working toward certification in Community Management (CCAM, CMCA, AMS, PCAM) preferred
References required
