The Juneteenth Festival is committed to empowering inspiring entrepreneurs, artists, community leaders, and students by providing opportunities for economic growth, cultural expression, and meaningful connections, and promotes Democracy in Housing by providing a platform for NAREB to educate the community on fair housing practices, homeownership, and economic empowerment.

By engaging directly with attendees, we help bridge the gap in Black homeownership and advocate for equitable access to housing opportunities. This event strengthens the visibility and impact of the Black Realtist® of Southern Nevada while fostering relationships that support the communities we serve.

Greater Nevada Mortgage, a subsidiary of Greater Nevada Credit Union, is offering up to $50,000 in down payment assistance for first-time homebuyers in Nevada. The program is funded by the Federal Home Loan Bank of San Francisco and helps middle-income buyers afford a home.To qualify for this grant that does not need to be repaid, applicants must be first-time homebuyers. This includes those who haven't owned a home in three years, single parents and displaced homemakers who only owned with a spouse, and past owners of mobile homes that weren't permanently affixed.Eligible buyers must have an income that is slightly above 80 percent but no more than 140 percent of the typical income in their area, complete a homebuyer counseling program, and contribute at least $10,000 toward the purchase. The funds are awarded on a first-come, first-served basis while available. Applications are now open through Greater Nevada Mortgage.

Deciding whether to rent or buy a home depends on your financial situation, future plans and lifestyle. Both options have benefits that you need to carefully consider before making your decision.
Buying a home may make sense if you plan to stay in your home for at least five to seven years. Here are some of the many benefits of owning a home.
• Building equity. Home equity is the difference between how much your home is worth and how much you owe on your mortgage. Equity gains are key to building long-term financial independence.
• Stable monthly payment. If you have a fixed-rate mortgage, you ensure that you’re paying the same amount each month, because you’ve locked in an interest rate for the life of your loan. Steady payments allow you to budget wisely and make plans for the future.
• Freedom to make changes and decisions. It is hard to put a price on the autonomy that comes with homeownership. As a homeowner, you are free to make changes and decisions about your house that best suit the needs of your family without running them by a landlord for approval.
This does, however, come with the added responsibility to keep up with maintenance and repairs needed to protect your investment.

This graph shows the average score, by loan type, for recent homebuyers. Just know that, even though you don’t need perfect credit to buy a home, your score can have an impact on your loan options and the terms you’re able to get. Many lenders use credit scores like FICO Scores to help them make lending decisions, each lender has its own strategy, including the level of risk it finds acceptable.
There is no single “cutoff score” used by all lenders, and there are many additional factors that lenders may use.
💡 Tip: Shop around. While rates remain high, lender fees and programs vary. No harm in comparing your credit union or bank with a broker agent.

You don’t need a perfect score to score a house!
