📊 FIVE NUMBERS TO KNOW — THEY’RE BACK!

We’ve reworked the numbers to give you a clearer picture of what’s really happening in the Clark County real estate market — and this first report tells an interesting story.

Across the overall residential market, we have 10,884 active listings, 2,221 new contracts, 2,134 closed sales, 30 median days on market, and 4.3 months of inventory. Inventory is essentially unchanged, while contracts and closings have softened and homes are taking a little longer to sell.

The biggest shift shows up in luxury ($1.5M–$5M): active inventory increased to 632, contracts fell 14.7%, closings fell 22.9%, and median days on market jumped from 28 to 51.5 days. That segment now carries 9.7 months of inventory.

Interestingly, $5M+ luxury moved in the opposite direction this period: 10 new contracts and 9 closings, both up from the previous period, although with 14.4 months of inventory and 107 median days on market, patience remains part of the ultra-luxury market.

The takeaway: Las Vegas real estate is moving, but it is increasingly price-point specific. The higher we go in price, the more important pricing, presentation, patience—and knowing your numbers—become.

What a beautiful weekend… Took mom to a family baby shower, nice family visit, served at the Saturday night church service, watched online this morning, sat outside all day 90’s°, and ended the day with a quick swim with Murphy by my side. Doesn’t get much better than that.
