"Is it a bad time to buy?" Wrong question. The market doesn't have your timeline, your rent payment, or your life.

The better questions: Can you afford the payment at today's rate — comfortably, not barely? Are you staying 5+ years? Is your income stable? Do you have reserves after closing?

Four yeses: the market timing matters far less than people think. Vegas buyers who purchased at the 2022 "peak" and held are fine. The ones who stretched on payments they couldn't carry are not — in any market.

One no: wait. Renting while you fix that number is a strategy, not a failure.

I make money when you buy. I'm telling you to run these four questions anyway, because clients who buy right refer for a decade.

The Appraisal Gap Nobody Explains
You offered $520K. The appraisal came back at $505K. Now what?

This is the appraisal gap, and nobody explains it until it's happening to you. The lender only lends against the appraised value. That $15K difference has to come from somewhere.

Your options: bring extra cash, renegotiate the price down, split the difference, or walk — if you kept your appraisal contingency. Waived it? You're bringing the cash or losing your earnest money.

This is why "waive everything to win" advice is expensive. The contingency isn't paperwork. It's your exit.

In a balanced market, sellers renegotiate more often than buyers expect. The appraisal is leverage — if your agent knows how to use it.
