Fed Rate Hike Brings New Opportunities for Nevada Housing
With the Federal Reserve raising interest rates to 3.9%, those looking to enter the Nevada housing market will notice a slight uptick in monthly mortgage payments. While prices for homes are still holding strong, the current market climate is giving buyers more room to negotiate—an area where my experience in contractual negotiation comes into play. As someone who knows Nevada’s neighborhoods inside and out, I’ve seen how these shifts can open fresh opportunities for both families and investors. Retirees may also find that higher interest rates benefit their savings, adding another layer to consider for anyone planning their next move. Navigating these changes takes a steady hand and a deep understanding of our local market, and that’s exactly what I bring to every client relationship.

What Smaller U.S. Homes Could Mean for Buyers | 🏡 | Guiding buyers & sellers to smart real estate moves in Las Vegas. Let’s make your real estate goals a reality 🏠
In the past decade, we’ve seen the average size of newly sold single-family homes in the U.S. shrink from 2,700 to 2,400 square feet, even as the price per square foot jumped by about 72%. By 2025, one out of every four new single-family homes will be under 1,800 square feet—a big change from the one-in-six ratio a decade ago. At the same time, larger homes (3,000+ sq. ft.) make up a smaller share now, slipping from one in three to just one in five. Builders are responding to rising land, labor, and material costs by designing smaller homes, which is one way to help keep overall prices more manageable—especially with mortgage rates hovering around 6% to 7%.

For many first-time and budget-conscious buyers, these smaller homes can make the dream of homeownership more attainable by reducing both down payments and monthly costs. However, it's important to note that the higher price per square foot means affordability is still a challenge. As someone who specializes in guiding buyers through their options—whether you’re searching for your first home or looking for a smart investment—my priority is finding the right fit for your needs and goals, while ensuring you get the best possible terms through skilled negotiation.

The Best Time to Buy a Home in 2026 | 🏡 | Guiding buyers & sellers to smart real estate moves in Las Vegas. Let’s make your real estate goals a reality 🏠
As someone who’s spent years guiding families and investors through every nuance of the Nevada real estate landscape, I always keep a close eye on national trends that can directly benefit buyers. Looking ahead to 2026, the week of September 27 to October 3 stands out as a particularly strategic window for those considering a purchase. During this period, buyers can expect to see a significant increase in available homes—active listings are projected to be up 31.9% from the start of the year and 13.3% above the average week, meaning more options across the board.

Pricing is also expected to be favorable, with listing prices about 3.5% below their seasonal peak—potentially translating into savings of around $14,000 on a median-priced U.S. home near $416,000. Competition is forecasted to be 30.1% lower than the annual peak, and homes should spend about 64 days on the market, giving buyers valuable breathing room to make thoughtful decisions.

In my experience, timing and negotiation can make all the difference. With inventory rising and demand softening, early fall may offer the widest selection, while a bit later could unlock even better price flexibility. Whether you’re a first-time homebuyer or looking to invest, understanding these windows—and leveraging them—can set you up for success. My background in law and negotiation helps ensure my clients make the most of these opportunities.

The Average Down Payment On A House, Explained
Down payments are one of the first questions I discuss with buyers here in Nevada. In 2025, the median down payment across the U.S. was 19%. First-time buyers put down around 10%, while those purchasing again came in at 23%. Each loan type brings its own requirements—sometimes less than you might expect—and putting 20% down helps buyers avoid PMI. For many, assistance programs and careful budgeting can make a real difference. Having guided clients through these decisions countless times, I’ve seen how the right approach can open doors, whether you’re investing, purchasing your first home, or moving up. Understanding your options is the first step to making a confident move in our market.
