It’s rare to find this kind of space in a high-rise — and even rarer to see one trade hands this seamlessly.

9101 Alta Dr #301 at One Queensridge Place offered 4 bedrooms, an office, and a private garage for up to 5 vehicles — a combination you simply don’t see often in luxury high-rise living.

Natural stone finishes, rich detail, a chef’s kitchen with Viking appliances, and balconies overlooking Red Rock, the Strip, and the property’s European-style grounds made this residence stand apart.

Full-service amenities completed the experience with 24-hour security, valet, pools, spa, fitness center, theater, and more.

High-rise living without compromise.

Now officially sold.

Some homes make an impression. This one creates an experience.

4 Soaring Bird Court sits on a private acre in The Ridges and delivers over 10,000 square feet of Blue Heron design across four levels. Clean architecture, open flow, and spaces that feel intentional from the moment you walk in.

Six suites, a detached casita, office, fitness studio, and theater all come together without feeling excessive. The primary suite stands out with generous scale and an outdoor shower that adds something different.

Outside, it feels like a private resort. Two saltwater pools, spa, fire features, grilling lounge, and waterfalls leading to a koi pond. The lower level extends it even further with indoor and outdoor entertaining spaces, a bar, and wine room.

It’s not just the size. It’s how it all comes together.

If you want to experience it in person, reach out and I’ll walk you through it.

A sale is a moment. The relationship is what lasts.

Real estate gets labeled as transactional.

But the people involved aren’t.

When you’re helping someone make one of the biggest financial decisions of their life, it’s personal. You have to understand how they think, what they value, and what they’re actually trying to build for themselves.

That doesn’t happen in a single deal.

It happens over time.

That’s the part I enjoy most.

Getting to know people beyond the numbers.

Staying connected after the transaction is done.

Helping them navigate what’s next as their life evolves.

And in a place like Las Vegas, where lifestyle plays such a big role, those relationships tend to go deeper.

Because at the end of the day, it’s not just about real estate.

It’s about helping people live better over time.

The first 10 seconds in a home usually tell you everything.

This one sets the tone right away.

Designed by Christopher Homes and positioned at the end of a cul-de-sac in The Palisades, it’s one of the largest models in the neighborhood — and it shows.

6,400 square feet, six bedrooms, plus a studio.

Plenty of space, but still feels intentional.

A few details that stand out:

• Golf cart garage for easy access around the community

• Backyard that feels calm and private

• Layout that balances scale with everyday livability

It’s one of those homes where the vibe comes through immediately.

So what did you feel walking through it?

3423 Spanish Winds Ct

Modern, open, and built for how people actually live.

From the moment you walk in, the scale stands out. High ceilings, clean lines, and natural light that carries through the entire home. The kitchen anchors the space with a large island, custom cabinetry, and a layout that flows seamlessly into the main living areas.

Step outside and it continues. A long, resort-style pool, low-maintenance landscaping, and space that’s ready for both quiet mornings and weekends with people over.

This is the kind of home that feels easy the second you walk in.

Vegas didn’t grow by accident. It evolved.

For years, we’ve seen people come from places like California.

Not just for tax reasons, but for a better way of living.

And that trend hasn’t slowed.

If anything, it’s getting more intentional.

As advisors, our job is simple.

Pay attention early. Move when it matters.

Right now, we’re seeing shifts in other states that could bring the next wave of buyers.

And when they start looking, they’re not just looking for a house.

They’re looking for a lifestyle that makes sense.

That’s where Vegas has changed.

• Communities like Summerlin and MacDonald Highlands

• Developments like Ascaya and Discovery Land

• Branded living with Four Seasons Private Residences

The product is catching up.

And in some cases, it’s setting a new standard.

This isn’t the Vegas people remember.

It’s a different city now.

And the people paying attention early tend to benefit the most.

Vegas isn’t as big as people think. It just looks that way.

We get 40 million visitors a year.

But the people who really live and operate here? It’s a much smaller circle.

And that’s what makes this city different.

It runs on relationships.

On trust.

On access.

Vegas is one of the few places where access can be exchanged.

The right introduction, the right experience, the right connection.

That’s a big part of my job.

Understanding what people are actually looking for.

The lifestyle, the places, the experiences.

And then connecting those dots so they can decide if this is the right place for them.

Because at this level, it’s not just about buying a home.

It’s about knowing how to live here.

712 Canyon Greens Dr

A home that gives you space where it matters.

Room to grow, room to breathe, and a layout that actually works for how people live day to day. Whether it’s hosting, unwinding, or just having the flexibility to use the space your way, this one checks the right boxes.

Set in a location that keeps everything within reach, it balances convenience with comfort without feeling crowded or overdone.

Work. Play. Unwind.

All in one place.

Selling a luxury home doesn’t mean giving up your privacy.

That’s a concern I hear often, and it’s a valid one. When you’re showing a property at this level, discretion matters just as much as exposure. Part of the process is being intentional about what’s on display. Personal photos, valuables, and anything sensitive should be put away, and you have to assume there are cameras everywhere during showings.

Just as important is setting expectations early. It’s okay to guide how the home is shown. It’s okay to ask agents and buyers to respect boundaries, whether that means no video in certain rooms or asking permission before taking additional photos. You can still provide everything they need through curated marketing materials while maintaining control over the experience.

The goal is simple. Protect the owner while still presenting the home properly. That balance is where experience matters.

Not your typical day in real estate.

Experiencing Cirrus Aviation firsthand and seeing how travel at this level actually works. Efficient, private, and built around time.

When you’re moving between markets or properties, this isn’t about luxury for the sake of it. It’s about staying focused, staying flexible, and making the most of your time.

And once you experience it, it changes how you think about access.
