🧐Do you leave curtains when you move?
You may have spent a fortune on those custom blinds in your living room, but technically, you’re supposed to leave ‘em hanging, Gassett says.

“Curtains are always considered personal property, because they just slide off,” he says. “Rods and blinds, on the other hand, are considered part of the house because they’re affixed and attached.”

Mirrors are another murky area, he adds, but pretty easy to figure out: If they’re hung like paintings on a wall, they’re personal property. Bolted to the studs? They’re fixtures.

🤩What Is a Rent-Back Agreement?

If you’re buying your next home while selling the one you’re currently living in, you’ll definitely be glad to know what a rent-back agreement is.

As you might imagine, this double transaction can require some really good luck, timing wise, to get just right. After all, if you sell your home and have to move out before you’ve closed on your new home or even found temporary housing, that means you’ll have to either couch surf or pay to stay in hotel limbo. Either way, you’ll have to endure the hell of moving twice. Not FUN.

Not so with a rent-back agreement, which gives the sellers extra time to live in the home after closing, essentially letting them become the new buyer’s temporary tenants and pay rent after the closing date for a period of time. It doesn’t last for long—there are usually time limits and other terms of the agreement—but it will give sellers a chance to close on their new home and pack up for the big move.

7 Ways to Upgrade Your Home Office

1. Designate a specific space
Set up your chosen space to provide the environment you need to succeed, paying attention to everything from the lighting to the accessories.
2. Go for layers of lighting
The right lighting is crucial in a home workspace. Lighting affects your mood, your productivity and how you look during Zoom meetings. Don’t settle for a single overhead light. You need an array of lighting for specific purposes. Get an adjustable desk lamp for task lighting, so you can point a beam of light exactly where you need it. Add ambient light with a desktop or floor lamp that diffuses light through a shade or bounces it off a wall or ceiling. The goal: To bathe the entire space in soft light.
3. Declutter and organize
This seems obvious, but let’s be honest: When was the last time you cleaned your desk? Yeah, that’s what we thought. Well, now’s the time. Toss anything that needs to be thrown out, put those stray pens in one decorative container and file the piles of paper.
4. Mind your background
One of the early diversions of the pandemic was Room Rater, a Twitter account that praised and ridiculed the home setups of pundits who appeared on cable news channels on Zoom and Skype calls from their makeshift offices. If you don’t have a separate room to dedicate to a home office, a room divider is an easy way to carve out a bit of privacy for your workspace in a larger room. Use a folding-style divider that you can pack up and stash at the end of the workday or curtains to create privacy.
7. Make your space your own
The best thing about working from home? This is your space. You don’t need to get approval from your boss or facilities to make the place you work reflect your personality. Hang art on the wall that matters to you. Surround yourself with tropical plants. Put your dog’s bed near your desk, so your best friend can snooze at your feet while you work. Set up an aromatherapy diffuser, and paint the walls your favorite color. Create an inspiration board and fill it with things that make you happy, like images of your family, friends and pets or pictures of your dream vacation spot. This is your space. If an object makes you happy, calm and productive, put it in your line of sight.

How to Carve the Best Pumpkin on the Block

To ensure your jack-o'-lantern is primed for Halloween, follow these tips.

While Halloween may look a little different this year, there’s no reason you can’t still have an amazing outdoor display. If you’re not interested in shelling out big bucks for a 12 foot animatronic skeleton, or if your style is more autumn chic than gothic gore, you have plenty of options when it comes to the traditional jack-o’-lantern. Before you cut into your sacrificial squash, check out these top tips for making a carv-tastic display.

Pumpkin selection

There are no rules for what size or shape makes for a great jack-o’-lantern. Any pumpkin can rise to ghoulish greatness. Do look for a pumpkin that isn’t bruised and has no mold around the stem. Who wants to cut into a rotted pumpkin? Also, look for a pumpkin with a flat bottom that will sit firmly without rocking.

Tools

Every job is made easier by the right tools. A kitchen knife is not the best — or safest — thing to use for pumpkin carving. You can get a set of pumpkin carving tools at many hardware or drug stores around Halloween, but you can also use items already in your possession — power drills, awls, wood gouges or even cookie cutters. Don’t forget a big spoon to scoop out the guts!

Carving

Rather than giving your jack-o’-lantern a cap by cutting it at the top, draw a circle on the bottom of your pumpkin and cut your opening there, making sure to angle your blade toward the center to create a ledge for support of the finished cut area. Clean out the guts (save the seeds and roast them for your post-carving snack!) and scrape the insides of your pumpkin until they are about an inch thick in the areas you plan to carve. If you’re using a pattern, tape it on and transfer it by tracing with a poking tool. Then you’re ready to carve! If you’re using a pumpkin saw, it’s easiest to keep the pumpkin on your lap, holding the saw like a pencil and using a steady up-and-down motion. Saw at a 90-degree angle with gentle pressure.

Preservation

To extend the life of your jack-o’-lantern, spritz it with water and keep it in the refrigerator while it’s not on display. Spread some petroleum jelly on the cut edges to keep them from drying out. If your pumpkin starts to shrivel, submerge it in cold water for a couple of hours. It should come back to life. Just make sure to dry it well on the inside to avoid mold. You can also ward off mold and insects by spraying or soaking the pumpkin with a water-and-bleach solution.

Display

If you are using a candle, cut a hole in the top of the pumpkin toward the back to act as a chimney for smoke and heat. A candle will be more secure if you drill a hole for it. You can also use battery-operated LEDs, Christmas lights or even a nightlight to illuminate your pumpkin. If you carve a design in the back of your jack-o’-lantern, you’ll produce a shadowy effect on the wall behind it, making it extra spooky!

However you choose to carve your jack o’ lantern, use your creativity and have fun!
