Henderson keeps leveling up.

For years, Henderson families have been loading up the car and traveling out of state just to compete in youth sports tournaments. That’s about to change in a big way.

The West Henderson Fieldhouse is coming to West Henderson near St. Rose Parkway and Maryland Parkway, right behind Chicken N Pickle. This 160,000 square foot two-level indoor sports complex features 4 courts for basketball and volleyball, hybrid turf fields for indoor soccer, lacrosse, and indoor football, plus bowling, laser tag, arcade games, and dining — all under one roof. There is nothing else like this anywhere in the Las Vegas Valley.

Now instead of Henderson families traveling to tournaments…tournaments travel to us. Teams and families flying in from across the country, staying in Henderson hotels, eating at Henderson restaurants, and spending money right here in our city. That’s a different kind of economic impact.

Henderson residents receive a 20% discount on all amenities once the facility opens. The West Henderson Fieldhouse is targeting completion Fall 2025.

Do you remember the full picture from a few years ago?Rates aren’t going to the 3’s anytime soon, but it’s important to put into perspective what significant rate drops really mean: increased purchase power AND increased competition.

Mortgage rates are back over 6.5%… and many home buyers natural opt to hit pause when rates jump up.

That’s understandable.

But what’s interesting is what happens when fewer buyers are in the market. Like less competition, fewer offers, and more room to negotiate. Not just the price but favorable terms.

That’s usually when some of the better opportunities start to show up.

And right now, there are actually a couple loan options here in Las Vegas and Henderson that can get buyers under a 6% rate…as low as 5.75% on a home purchase.

Not everyone is aware of that.

Some people will wait this out. Others will take a closer look and decide if the timing makes sense for them.

The Las Vegas Valley just hit a new all-time high for median sales price in November: $489,000.

What makes that interesting is how it happened… because the two months before this were trending down in the $470k range. Nobody was expecting a jump like this while heading into the December holiday season.

A few things are driving it:

• More homes on the market than last year, but the stand-out homes are still getting multiple offers and plenty of attention
• Sellers are offering more credits again, which is bringing buyer payments down even if the sales price goes up
• Mortgage rates have dipped almost a full percent from their peak in early 2025
• And relocation demand is still strong. Retirement, escaping winters, leaving CA, lifestyle upgrades… all of it

So even though the median sales price number hit a record all time high, the actual affordability for buyers may be better right now than it was a few months ago.

Most people don’t see this unless they’re watching the details week to week.
