When Should a Landlord Consider Selling a Retail Property?
Owning a successful retail center doesn’t mean you should hold it forever.
For commercial property owners in Las Vegas, North Las Vegas, and Henderson, there are times when selling may make more sense than continuing to hold.
Consider asking:
• Has the property’s NOI reached its near-term potential?
• Are rents and occupancy strong enough to attract investors?
• Have you completed your value-add strategy?
• Is significant capital expenditure coming?
• Could your equity perform better in another property?
• Would a 1031 exchange help you move into a larger or stronger asset?
Sometimes the best time to sell is when the property is performing well, not when there’s a problem.
For landlords, preparing a retail property for sale can include strengthening the rent roll, addressing vacancies, reviewing lease expirations, and positioning the property’s income correctly for buyers.
