The Greek Food Festival is one of those Las Vegas traditions that reminds me why I love this city. It’s not just about where we live. It’s about the people, cultures, traditions, and experiences that make Las Vegas feel like home.

A federal judge dismissed the Zillow RESPA steering case. So what does that mean for buyers and sellers?

The Taylor v. Zillow class action claimed Zillow steered homebuyers toward Zillow Home Loans. A federal judge in the Western District of Washington dismissed the case due to lack of standing and insufficient evidence.

For consumers, the bigger takeaway is this: you deserve clear guidance, responsive communication, and the freedom to make informed decisions throughout the real estate process.

I’ve been a Zillow Premier Agent since 2018, and that status is performance-based. Zillow tracks metrics like responsiveness, appointment-setting, conversion, client satisfaction, lead pickup, and helping buyers understand pre-approval options.

“Why do mortgage rates only fall when there’s bad economic news?” 🤔

It sounds backwards, but here’s the truth:

Mortgage rates are driven by investors betting on where the economy is headed 📊

When the economy runs hot, investors expect higher inflation → rates stay higher ⬆️
When data shows the economy is slowing, investors see inflation cooling → rates can drop ⬇️, sometimes before the Fed acts.

And no, the government doesn’t directly set mortgage rates 🏛️❌ The Fed can influence them, but the market ultimately decides.

When people say “we need bad news for rates to fall,” what they really mean is the market needs proof that inflation is cooling 📉

The goal isn’t a weak economy. It’s steady growth 📈, lower inflation 💲⬇️, and sustainable lower rates.

You found the house. Yours hasn't sold. Now what?

This happens more than people think in this market. You don't have to choose between losing the house or waiting it out. Two ways to bridge the gap:

A gap loan (bridge loan) gets you cash fast, often in days, against your current home's equity. Short term, 6-12 months, but rates run 7-11% plus closing costs.

A HELOC costs less (around 7% right now) but takes 2-6 weeks to set up. Not great if you're racing a deadline, better if you have some runway.
