🏠 February 2026 Foreclosure Update: The "Return to Normal" continues. 🏠
Is the housing market shifting? The latest ATTOM Foreclosure Activity Report is out, and the data shows a steady trend toward pre-pandemic levels.
For the 12th month in a row, we’ve seen a year-over-year increase in foreclosure filings. While the numbers are rising, experts at ATTOM note that strong homeowner equity and tighter lending standards are keeping a 2008-style crisis at bay.
The February 2026 Breakdown:
✅ Foreclosure Starts: 25,928 properties (Up 14% from last year).
✅ Bank Repossessions (REOs): 4,077 properties (Up 35% from last year).
✅ Total Filings: While down slightly from January, the annual climb shows the market is "normalizing" after years of historic lows.
Where is activity highest? 📍
According to ATTOM’s data, these 10 states saw the highest foreclosure rates this month:

At the other end of the spectrum, states like Vermont and West Virginia saw almost no activity, showing how much real estate remains "local."
