📈 Not much has changed in a month, we are still selling as many homes as are coming on the market. Our median sales price has gone up a bit and per our lenders:
➡️ Mortgage Rates are at a 2 week low
6.82% 30 yr. FHA
7.37% 30 yr. Conventional
7.55% 30 yr. Jumbo
➡️ Rates may drop to 6.4% by the end of the year & 6% by the end of 2025. We may NEVER see 3 & 4% rates ever in this lifetime. The cost of homeowners insurance is up 20% in the last 2 yrs. and expected to increase further, slowing down the rise in values in some areas of the country. 🧐 Interesting! This model features a 5.5 interest rate which you would buy down or have seller pay for buy down. The question we get is "Is this a good time to buy?", Answer is "it depends". When you compare last year vs. this year, yes rates are high however prices are lower, you are not in a bidding war and overpaying and there is still room to negotiate. Question is how long before we are in a bidding war and high interest rates? We shall see 👀

Last weeks numbers compared to 2 weeks ago looks like we are continuing to sell more properties than are being listed. Buyer's are back despite high interest rates and I predict we are headed back into a crazy sellers market which means multiple offers on houses for sale and market value climbing back up. The only difference will be is that some buyer's will no longer qualify for the amount they did 6-8 months ago because of higher interest rates. If you are still waiting to buy, I wouldn't wait much longer as it may become unaffordable. 👎👎💸🚫

Thoughts?! We have seen a slight increase in new home sales. Builders are giving amazing incentives including all appliances, window coverings, waiving lot premiums, price reductions, rate buy downs and options credits. 💥💥💥💥💥💥💥

We have 100 more homes on the market, we sold 44 more homes than the previous week, less price reductions and interest rates rose the later part of last week and expected to remain high through this week.
