The sales pace in October equates to more than a 4.5 month supply. Last year at this time, Southern Nevada had just over a 3 month housing supply. LVR reported a total of 2,216 existing local homes, condos/townhomes Sold in October. Compared to October 2024, sales were down 10% for homes and down 9% for condos and townhomes. LVR reported the median price of existing single-family homes sold in SNV through the MLS during October 2025 was $474,370. That’s essentially flat from October of 2024, but slightly down from the from the all-time high of $485,000 that was reached several times this year.

Staying busy even as the market shift is in full swing the second half of 2025. 🙏So blessed and grateful to be as busy as ever while many are feeling the real estate squeeze this year. Years and years of hard work has built a strong foundation for us to continue to grow. October brought 9 Homes SOLD! 📉 Rates are trending down, and that’s great news for both sides of the table. Hoping to finish the 4th quarter strong.

Proud to be serving on the most important committee in our industry. I’ve been serving on grievance committee and pro standards hearing cases for 6+ years and trust me when I tell you, this committee is very necessary. Unfortunately, behavior is getting worse not better. Much respect to this group of professionals in a packed room for dedicating their time in a effort to clean up the bad actors in real estate.
