This latest opening has us looking back at Bojangles' first location in Southern Nevada. Not long ago, Kingsbarn Realty Capital worked alongside LV Petroleum (through LVP Food Service Concepts) and Kalb Construction to help bring the first Bojangles to Southern Nevada at Blue Diamond Road and Rainbow Boulevard.

That original location continues to perform well, and it's exciting to see how far the brand has come in Las Vegas.

Commercial real estate leasing is improving across several sectors, although the recovery looks different depending on the property type.

The National Association of REALTORS®' October 2026 Commercial Real Estate Market Insights Report points to encouraging developments. Multifamily demand exceeded new deliveries, retail vacancy remained near historic lows, and industrial leasing activity strengthened. Office properties continued to recover, particularly Class-A buildings, while hospitality room rates held above 2019 levels despite lower occupancy.

At Kingsbarn Realty Capital, we see these trends as valuable indicators of where the commercial real estate market is heading. We also consider local supply and demand, tenant strength, property condition, financing costs, and operating performance when evaluating individual assets and their long-term competitiveness.

Las Vegas has growing startup activity. Does it have enough local growth capital to help those companies stay and scale?

Episode 3 of Opportunities in Chaos examines the gap between startup activity and growth capital in Las Vegas, along with what the market might need to compete more consistently with established venture hubs.

In this clip, Chris Rosales of Desert Forge Ventures explains why founders should not treat raising capital as an accomplishment in itself. Taking outside investment comes with responsibility, and he argues that founders should build as far as they can before turning to outside capital.

That perspective adds another layer to the conversation around emerging startup markets. A stronger ecosystem requires more than available capital. It also depends on companies that can use that capital effectively, access to talent and customers, and an environment that can support businesses as they scale.

For emerging markets, the challenge is building the right combination of capital, talent, customers, and a repeatable exit ecosystem to support long-term growth.

Grocery-anchored retail continues to draw institutional investment, with recent activity bringing renewed attention to shopping centers built around everyday consumer needs. For Kingsbarn, this is a familiar investment theme. One of our prior investments, Shops at Trinity Park in Simpsonville, South Carolina, is anchored by Sprouts Farmers Market and brings grocery shopping and dining together in a neighborhood retail setting.

The grocery anchor is an important component of a center’s positioning, along with location, access, tenant mix, lease terms and local competition. Together, these factors help distinguish one property from another and influence how effectively it can serve its market over time.

When evaluating an investment in a travel center, we consider more than just freeway access. For the travel center to be successful, drivers need to be able to see the site, enter and exit safely, maneuver a tractor-trailer comfortably, and get back on the freeway without unnecessary detours.

We also consider freight routes, existing parking, fuel, food and service options, truck circulation, nearby competition, and where else there may be unmet needs along the corridor. These details can make two sites that look similar on a map function very differently.

Our Grandview property, pictured here, shows how customer needs can extend beyond fueling and parking. Its dining options, including Applebee’s Neighborhood Grill + Bar and IHOP, give drivers and other travelers multiple options to stop for a sit-down meal.

Access, corridor demand, nearby competition, truck-parking capacity, and day-to-day utility all help us decide whether or not a specific travel center is worth investing in.
