A milestone worth celebrating: The Marlette, Kingsbarn’s development in Carson City, Nevada, is now 100% leased!

Reaching full lease-up is a strong indication of demand for the community Kingsbarn set out to create. It also reflects the coordinated efforts of the development, asset management, property management, and leasing teams, including Alexandra Cooksey, Property Manager, and the team at Avenue5, who helped bring the project from concept to a successful residential community.

The Marlette recently hosted a Resident Appreciation Party with poolside activities, giveaways, and opportunities for residents to spend time with their neighbors. Events like this contribute to a resident experience that extends beyond the apartments and helps create a stronger sense of community.

Renovations have begun at Ducks Village a student housing community at 3225 Kinsrow Ave in Eugene!

The project covers 70 units representing 210 beds. Each renovated unit will receive an additional bathroom and an in-unit washer and dryer. For students sharing a home, those improvements should make busy mornings and laundry day noticeably easier.

Kingsbarn Capital & Development is investing in practical updates residents will use every day. That’s the kind of long-term value we want to bring to the communities where we work.

Completion is projected early 2027.

One market can produce very different results from one building to the next.

Orange County office vacancy was 15.7% in Q1 2026, while trophy-building vacancy was 5.9%. One of Kingsbarn’s Orange County office buildings was 4.8% vacant.

That doesn’t make the broader market data irrelevant. It means the numbers need context. Occupancy, tenant quality, lease expirations, leasing activity, location, and competitive position can reveal things a countywide average cannot.

When a building performs materially better than its broader market, that performance can provide evidence of the asset’s quality and competitive position.

The market should test the property. It should not stand in for it.

Widely recognized as one of the world's most demanding single-day endurance events, the IRONMAN 70.3 challenges athletes with a 1.2-mile swim, 56-mile bike ride, and 13.1-mile run.

Competing at the sub-elite level, Brett earned an impressive 15th-place overall finish, marking his fourth completion of the IRONMAN 70.3 distance.

Accredited-investor access is back in the policy conversation.

Rep. Troy Downing recently introduced the Informed Investor Access Act, a bill that would create a new accredited-investor pathway for individuals receiving personalized investment advice or recommendations from a registered investment adviser or registered broker-dealer.

Like many newly introduced bills, its path forward is uncertain. It may or may not advance. But the proposal raises a timely private-market question: should accredited-investor status continue to be based primarily on income and net worth, or should regulated financial advice also play a role?

For DST and 1031 exchange investors, the practical takeaway is not that the rules have changed. They have not. The takeaway is that access and suitability are separate issues.

Even if private-market access were broadened over time, investors would still need to review the actual real estate, sponsor, debt structure, lease profile, fees, reserves, liquidity limits, exit assumptions, tax consequences, and fit with their broader objectives.

This bill is not DST-specific, and it would not change 1031 exchange rules directly. It sits inside a broader discussion around private offerings, Rule 506(c), RIAs, broker-dealers, investor verification, and access to alternative investments.

Who can participate is one question. Whether a particular investment is appropriate is another.
