Are Las Vegas buyers gaining leverage?

July brought fewer sales and more inventory, giving buyers more homes to choose from. We now have over 7,400 single-family homes available without an offer, and months of supply has been gradually trending up.

But sellers aren’t exactly giving their homes away. Homes that sold averaged 97% of list price, and 57% went under contract within their first 30 days.

I’m breaking down what the latest numbers mean for buyers and sellers, plus an interesting trend I’m seeing with luxury sellers who seem determined to hold their price.

Meet Ella 💕

Our kitty has been really sad since his brother passed away a few weeks ago and he always loved all of our dogs, so we decided to foster a dog to see how it went. They became fast friends, and the cat seems much happier having a friend, so we decided to adopt her. This is our 3rd foster fail with Las Vegas Labrador Rescue in 13 years. The best kind of failing!

Absolutely. I open the door, the inspection resolves itself, the appraisal behaves, the title is flawless, and every negotiation ends with a group hug…

Then I put the magic key back in my pocket and head home 😂
