Nevada HAND is a mission-driven 501(c)(3) nonprofit corporation dedicated to the development, management, and preservation of affordable housing. Currently, Nevada HAND owns and/or manages 35 apartment communities across the Las Vegas Valley that are home to over 7,900 seniors, working adults, and children. Nevada HAND was formed in 1993 to address the lack of affordable housing in Southern Nevada

. Through continuous growth, Nevada HAND has become the largest provider of its kind in the state of Nevada, currently employing over 300 individuals. Resourceful development strategies and partnerships have allowed Nevada HAND to build, manage, and preserve apartment communities with rental costs below market rate. Individuals applying to live at a Nevada HAND community must earn less than 60 percent of the area median income (AMI) to qualify. Nevada HAND is made up of distinct entities and departments, all working together to add their expertise and excellence to maximize the resident experience:

• Real Estate Development identifies available property and project opportunities, develops strategies for partnerships, and secures funding for various initiatives.

• HAND Construction Company (HCC) oversees the work of design professionals and sub-contractors to build highly functional and efficient properties.

• HAND Property Management (HPM) manages the daily operation of the independent living multi-family and senior communities, including resident screening, leasing, and property maintenance.

• Resident Services (RS) helps families and seniors by coordinating on-site programming and connecting residents with assistance programs and community organizations that can enhance overall quality of life.

• HAND Senior Living (HSL) operates two unique affordable assisted living communities, Silver Sky and Silver Sky at Deer Springs, that feature around-the-clock care and assistance to seniors who need a higher level of care.
• Corporate Administration houses business operations and management functions including accounting, regulatory compliance, resource development, information technology, payroll, marketing, and human resources.

The parking lot at Deer Springs Assisted Living was looking very fancy yesterday morning, thanks to all the wonderful local car owners who came out to share their gorgeous vehicles! Residents and staff loved taking a tour down memory lane with the classic cars and admiring the sleek lines of the newer models. We were thrilled to also have a very special friend of Deer Springs, Nitro the miniature therapy horse, join us for the event!

Brand new, high-quality affordable apartment homes are on the way for local seniors! Nevada HAND broke ground yesterday at Serene Pines, a new 281-unit affordable senior community in South Las Vegas, set to open in 2028.

We have many development partners to thank for making Serene Pines possible. We are especially grateful for Clark County, Nevada's support of Serene Pines — at $20.6M, it represents the single largest Welcome Home Community Housing Fund investment to date! Wells Fargo Corporate & Investment Banking provided essential support through $37M in tax equity and a $42.4M construction loan; Freddie Mac Multifamily provided permanent financing of $12.8M; and Stonehenge Capital provided $3.2M in State Tax Credit equity. The State of Nevada Housing Division's ongoing, invaluable partnership through direct funding and tax credits has been essential to Serene Pines and so many other affordable communities across our state. Finally, we are thrilled that this project broke ground during , as the land acquisition loan for Serene Pines was provided by NeighborWorks Capital!

To kick things off, we want to celebrate one of the many partnerships that make our Residents Services program a comprehensive hub of services, support, and opportunity. The Just One Project Groceries on the Go bus recently visited Capistrano Pines Senior Apartments, and residents loved "shopping" for fresh produce and and pantry staples all free of charge!

We’re proud to celebrate the grand opening of Pearson Pines Senior Apartments, our newest affordable housing community!

Pearson Pines reflects our commitment to preserving and expanding affordable housing. Phase one transformed 58 existing apartments (formerly Buena Vista Springs) with major upgrades and renovations, welcoming residents back to refreshed homes. Phase two added 60 brand-new apartment homes next door, completed in early 2026 and now nearly fully leased.

Residents enjoy amenities like community spaces, a fitness center, computer lab, courtyard areas, free laundry, transportation, and personalized support through our on-site Resident Services program.

Named in honor of Dr. William Pearson, a pioneering community leader and public servant, Pearson Pines continues a legacy of service in West Las Vegas.

On March 26, 2026, we proudly celebrated the grand opening of Southern Pines Family Apartments! Our newest community brings 240 affordable homes to Southern Nevada. This vibrant property features eight garden-style buildings with one-, two-, and three-bedroom apartments designed for families to thrive.

Audra Hamernik, Nevada HAND President and CEO, shared, "Affordable housing is the foundation for a stronger future. Working adults build financial stability while children grow up in a safe, stable environment that supports improved educational outcomes. For our wider community, new affordable housing means hundreds of Nevadans now have the tools to build a successful life, supporting the continued growth and success of Southern Nevada.”
