Just closed on this beautiful Providence home for an amazing family. We beat out several other offers by asking the right questions to find out where we needed to be to get our offer accepted. The seller’s agent didn’t just want a good offer, he wanted to work with a professional agent that wouldn’t play games or waste his time. He chose wisely and my clients are now happy homeowners. Sometimes, things go smooth like butter. That’s how the sale of this townhome went. First, during my initial consultation with the sellers, we decided that some fresh paint, cleaned up landscaping and a couple of new appliances would help them get top dollar. Then we waited through the weekend for offers to roll in. And boy did they…We ended up with 13 offers. We hoped for 20k over asking and ended up with a cash buyer paying 40k over asking with no appraisal, and closing in 2 weeks!! Congrats to them!!

If prices keep rising like this, service industry workers won’t be able to afford to buy a home in this town and rents are rising just as fast. Great for sellers, but not at all good for buyers right now.

The median sales price of previously owned single-family homes reached a record high of $450,000 in February.

Rental rates are still rising just as fast as home prices. This will become an expensive city to live in as we develop a more diverse economy.

It's no secret, it's getting more expensive to live in Las Vegas. Rent has jumped for tenants across the valley, and more and more people simply can't afford it.
