GREATER LAS VEGAS REAL ESTATE MARKET UPDATE — AUGUST 2026
So… what’s happening in the Greater Las Vegas real estate market?
The July numbers are in, and the story is not simply “prices are down.” The market is showing signs of becoming more balanced, while demand remains steady.
📊 SINGLE-FAMILY HOMES
The July median sales price was $480,000 — down 1.0% from July 2025 and 2.0% below the record $490,000 reached in May and June.
🏢 CONDOS & TOWNHOMES
The median was $290,000, exactly the same as July 2025. That's still below the $315,000 record set in October 2024.
📈 SALES
Compared with July 2025:
• Single-family home sales were up 1.2%
• Condo/townhome sales were down 1.1%
🏡 INVENTORY
The overall residential market is now at approximately 4.9 months of inventory. But here's something important: inventory varies significantly by community — from roughly 3 months to as much as 40 months.
💰 LUXURY MARKET
Luxury sales continue to make an impact, with 181 sales above $1 million, including 20 sales above $3 million in July.
And LVR President George Kypreos put the market into perspective:
“Despite the slight decline in prices during July, we’re seeing a steady demand for homes here in Southern Nevada, and that continues to drive home sales and keep prices near record levels.”
Here’s What I see:
The Greater Las Vegas market is not moving in one direction for everyone. Price point, location and property type matter.
For buyers, there is more inventory and more opportunity to be selective.
For sellers, pricing correctly from the beginning matters more than ever.
And for anyone thinking about buying or selling, don't rely on a single headline to understand this market. Look at the numbers for the specific community and price range you're considering.
