Resale or new construction? Let’s dig into it!
In some really popular communities in Las Vegas and Henderson, you can ONLY get a resale home. If location, lot size, school zone, and mature landscaping is the most important to you, and you can wait until interest rates go down and you plan on living in this home long term, then a resale home might be the best option for you!
Are you going to live in this house long enough where refinancing makes sense and do you have the equity or the out of pocket funds to be able to refinance? Make sure you understand those factors too!
And remember— you can renovate and refinance, but you can’t change the location or the lot size of a home… unless you buy the land next door too 🤷🏻♀️😂
If the least amount of money upfront, lowest interest rate possible, and a brand new roof, HVAC system, tankless water heater, and an energy efficient house is the most important to you, and maybe you just want to put some money in the ground to start building equity and be able to upgrade in the next 5 years or so, then maybe a new construction home is the best option for you!
Do you HAVE to upgrade? Absolutely not! Some people can buy their brand new dream home and live in it long term, but the reality is, most people have to begin with their starter home and upgrade from there. New construction is a great opportunity for that because you’ll have the lowest interest possible, likely get your closing costs covered (AKA less money out of pocket), and everything is new so you don’t have to worry about the big things breaking or needing to be replaced any time soon, and if they do, you have the builder’s warranty to fix it.
Keep in mind, with new construction you will have to finish your yard out of pocket with most builders. Some builders will finance your pool into your loan, and some builders will allow you to add landscaping in, but most don’t, so that’s a cost you do have to be prepared for
