The office sector is showing encouraging signs of recovery. Market data indicates strengthening absorption, declining vacancy, and continued demand for well-located, quality office space.

Retail remains one of Las Vegas' tighter commercial sectors, with vacancy around 4.5%. Average asking rents reached approximately $2.12/SF NNN, reflecting continued competition for desirable retail locations.
π LAND & DEVELOPMENT
Commercial land remains an important part of the Southern Nevada growth story. Q2 commercial land transactions totaled approximately 59.3 acres and $121.5 million in sales volume, with notable activity in North Las Vegas and Henderson.

Southern Nevada added approximately 24,500 jobs year-over-year, representing 2.1% employment growth, helping support continued demand across multiple commercial property sectors.
