🎉CLOSING DAY🎉 Congratulations to two of the greatest people on their FIRST HOME. Skye & I went to high school together so we go way back. They reached out to me after they had a poor experience with their first agent and we’re left kind of confused about the process. I immediately set a date with them to talk about what to expect, answer the questions they had, and set goals for saving $. Once they were ready, we started seeing homes! We wrote one other offer… and lost, but it wasn’t the best fit. This came on the market, we jumped on it and won in multiple offers! Despite being totally renovated it wasn’t without its issues and I was able to negotiate a huge credit for repairs. Let me tell you a truly awesome story about two first time homebuyers! K&J came to me as a referral from a lender who I love. They emailed me and said they wanted to get started buying a home. Immediately I scheduled an in person consultation and went over what to expect, what they wanted and how the process works. They came prepared with a google sheet of wants and needs!😍 The biggest thing I stressed to them was that they needed to trust me! Wanting to be in Clifton park, in their budget was a tough place to compete. BUT if they followed my strategies and negotiation practices we would get them a house!!! Their friends and families were telling them horror stories of this market and were convinced we wouldn’t find a home for a year or more 😱 we saw a couple duds that just weren’t what they were looking for before we saw a beautiful home, in a wonderful neighborhood & we wrote a super strong offer. We came close but ultimately didn’t get it. 3 houses later we saw this beauty just hours after it was on the market. I enlisted Tristin Spencer to show them because I knew it was going to go immediately and we needed to get in FAST. 🚗💨 I called the listing agent and said what do we need to do? We wrote a beautiful offer but the sellers decided they wanted to wait for the dozens of showings scheduled to have a chance and the open house to go on ☹️. I discussed with my clients their options; and they said get us the house 👏🏼 With fierce negotiation skills I convinced the agent and her sellers they didn’t want to deal with that hassle, we could give the sellers the time they needed to move into their new construction and they should give the house to my awesome buyers 😏& they did. We had an incredible inspection, not one thing could be said about this wonderfully built home. Appraisal came in spot on. Mortgage and title were back in record time thanks to our awesome team of professionals at Calabrese Law and Nick Lemme at Capcom. 🎉 The people you have around you MATTER. Every single one of them plays an important part in your homeownership journey. This was a classic case of win-win for everyone. The sellers got their price, and best terms. & the buyers got their dream home, and at a better price than they would have had I let it go in to multiple offers. Congratulations to my client Michael on the successful closing of his first "home"! Michael was referred to me by some amazing clients (remember that awesome off-the-grid log cabin?! those guys). He came to me looking for a small, easy starter home with lots of land, 50+ acres. OR buildable land. We found this property with 113.8 acres on a quiet road in Stony Creek, wrote a low offer and it wasn't accepted. A few months went by, and other offers were written and not accepted... So we decided to revisit this lot. We submitted a slightly higher offer on this property, and to our surprise they accepted! My client even ended up helping the seller move all the heavy equipment off the property. I love when a deal works out for everyone. My client is going to move his RV onto the property and see where a home site would be best placed, and build his first home! AND this land was FINANCED, an unheard of thing usually.
