Have you ever noticed how the biggest HOA frustrations often start with one thing?

Communication.

A delayed update. A missing detail. A policy that wasn’t clearly explained.

June is Effective Communications Month, and it’s a great reminder that strong HOA communities don’t just need rules, budgets, and maintenance plans. They need clarity!

Clear communication helps homeowners understand what’s happening, why decisions are being made, and what to expect next.

That kind of transparency builds trust, reduces confusion, and helps Boards spend less time repeating answers and more time moving the community forward.

✨ If your Board is ready for communication that feels clearer, calmer, and more consistent, we’re here to help: https://www.rowcal.com/learn-more/

Have you ever submitted a work order and then wondered… Now what?

In a community association, maintenance requests are not always as simple as “something’s broken, someone fixes it.”

There are responsibilities to confirm, vendors to coordinate, approvals to consider, and updates to share along the way.

Behind every work order, there’s a process. Here’s what homeowners should know about it.

The HOA has insurance. You have insurance. So everything’s covered… right?

Not always. 😯

For condo and townhome owners, HO-6 insurance plays an important role in protecting what the Association’s master policy may not cover. And one of the most important parts to understand is Loss Assessment Coverage.

When you live in a condo or townhome community, you share ownership of common areas and community property.

If damage or liability costs exceed the Association’s insurance coverage, owners may be responsible for a portion of that cost through a special assessment.

That’s where Loss Assessment Coverage can help.

Common homeowner mistakes include:
✔️ Assuming the Association’s master policy covers everything
✔️ Not knowing their loss assessment coverage limit
✔️ Forgetting to ask about deductibles and exclusions
✔️ Waiting until there’s a claim to review their policy

The truth is, not all HO-6 policies are the same, and coverage can vary by carrier.

✨ The smarter move? Review your policy now, ask your insurance agent clear questions, and make sure your coverage matches today’s real risks.

Because the best time to understand your insurance is before you need it.

Is self-managing your HOA really saving money… or just hiding the true cost? 🤔

On paper, it can look free. In reality, it often comes with hidden trade-offs like unnecessary time, stress, financial risk, and legal exposure that can add up quickly.

Board members are typically balancing full-time jobs while managing vendors, budgets, homeowner concerns, and day-to-day operations. And when time is stretched thin, things can get missed.

Over time, those small gaps can turn into big issues for the entire community.

💫 There’s a better way to manage it all without the constant strain on your Board. See how we help: http://rowcal.com/services

What makes a community feel connected?

The truth is, it’s rarely one big thing. More often than not, it’s the everyday moments that make people feel supported, welcomed, and part of something bigger than themselves.

During National Volunteer Month, it’s a good reminder that giving back doesn’t have to be complicated. In HOA communities, some of the most meaningful impact comes from small, consistent actions.

Big projects don’t have to feel overwhelming — here’s how we make them manageable.

When a homeowners association faces a major capital improvement project — whether it’s
replacing an aging roof, repaving roadways, or refreshing the siding on dozens of buildings —
the stakes are high.

Budgets are tight, homeowners are watching, and the margin for error is slim.

At RowCal, our Project Management team has developed a methodical, community-first
approach to tackling these challenges. Here’s a look at how we do it.

When a major project hits your community, what keeps it from becoming chaos?🤔

When an HOA faces a major capital improvement project, whether it’s replacing an aging roof, repaving roadways, or refreshing siding, the stakes are high.

Budgets are tight, homeowners are watching, and the margin for error is slim.

At RowCal, our Project Management team takes a methodical, community-first approach.

We start with a clear-eyed evaluation, looking at the community’s governing documents, reserve study, prior reports, and the full scope of the issue before anyone picks up the phone to call a contractor.

From there, we help Boards determine whether the work should be done all at once or in phases based on the community’s financial picture, the condition of the asset, and whether delaying part of the work creates a bigger problem later.

Thoughtful phasing can help reduce disruption, build homeowner confidence, and make progress easier to see. Strong planning and communication also go a long way.

When residents understand the timeline, know what to expect, and can see that there’s a clear plan in place, the process feels a whole lot more manageable.

The biggest mistake we see? Waiting too long to start the conversation. Large projects reward early planning.
