They almost didn’t see this house at all.

It wasn’t on their list, and when we walked through it, I understood why. The finishes felt dated, the furnishings made it difficult to see beyond what was there, and it didn’t immediately give them that “this is home” feeling.

But this is where experience changes the conversation.

With my construction background, I wasn’t just looking at the finishes. I was looking at the bones of the home, the bedrooms and bathrooms their family needed, dual living spaces, a media room, a pool bath, and a floor plan with so much potential.

So instead of asking, “Do you love it as it is?” we started asking, “What could this become?”

We walked through renovation ideas, talked about how the spaces could function for their family, and started imagining a kitchen designed exactly the way they wanted it.

Then came the numbers.

The home was listed around $1.19M. My buyers secured it for $935,000, approximately 21.4% below the asking price, plus $30,000 toward closing costs to help buy down their interest rate.

That’s why buying a home isn’t always about finding the prettiest property online. Sometimes it’s about recognizing value, understanding what can be changed, and having someone beside you who can help you see the opportunity others may overlook.

Purchase price + HOA/condo fees + insurance + flood insurance where applicable + property taxes + anticipated assessments + maintenance.

Because when buying a home in Naples, the purchase price isn’t the whole price.

The numbers are telling an interesting story, and both homeowners and buyers should be paying attention.

Through June, 38 homes sold, a 19% increase year over year, while available inventory dropped 69% to just 5 homes. Months of supply also fell from 6.00 last year to 1.58.

So, what does that actually mean for you?

🏡 If you’re thinking about selling:
With fewer homes available and sales activity increasing, you may be facing less competition from other sellers. That can create an opportunity, but pricing and positioning still matter. Buyers are active, but they’re also informed, so a strong launch strategy can make a meaningful difference.

🔑 If you’re thinking about buying:
A 1.58-month supply means choices are more limited than they were a year ago. If the right property comes to market, being prepared with financing, knowing your priorities, and having a strategy before you make an offer can help you move confidently without making a rushed decision.

The biggest takeaway? The Quarry is operating in a much tighter market than it was this time last year. That doesn’t automatically mean “sell now” or “buy now”, it means understanding how these conditions apply to your specific goals and property.

Real estate is hyperlocal, and even within Naples, one community can behave very differently from the next.

The Southwest Florida market is sending an interesting signal: buyers are becoming more active, even as the supply of homes tightens.

So, what do the numbers actually mean if you're considering a move?

For buyers:
More homes are selling while fewer new properties are coming to market. That can mean increased competition for well-priced, well-maintained homes, especially in desirable neighborhoods. Buyers may still have opportunities to negotiate, but waiting for significantly lower prices could come with a tradeoff if inventory continues to tighten.

For sellers:
The decline in inventory is encouraging. With closed sales rising nearly 16%, there is clear evidence that buyers are transacting. But this isn't a market where simply listing a home guarantees a strong result. Pricing, presentation, condition, and positioning against competing properties remain critical.

And perhaps the most telling number is price stability.

Despite significant changes in inventory and sales activity, the average sale price is $809,734, just 0.27% higher than last year. Rather than seeing a dramatic swing in values, we're seeing a market where buyers and sellers appear to be finding more common ground.

The takeaway: Southwest Florida isn't one single market. Conditions can look very different depending on the community, property type, price point, and even the street.

If you're thinking about buying or selling, the question isn't simply, “Is this a good market?”

It's “What is happening in the part of the market that matters to me?”

That’s where local data, and the right strategy, make the difference.
