🏠 How do you know a home is priced right? 💰

We look at comps or comparable properties- what similar homes actually sold for.
As an agent I’m allowed to see what it was listed for and what it sold for. This comes with a huge advantage for you!
This is how you avoid overpaying AND stay competitive in this wild market.

✨ First-time home buyer WIN! ✨

There is seriously nothing better than helping a first-time home buyer find *the one* 🏡

We went into this search hoping for a great home in the right location and price point… but somehow found one that was EVEN BETTER than we imagined! 🙌

And the best part? It only took **ONE week of searching and ONE offer** to make it happen! 🎉 When the right house comes along, you just know.

Next week will be the start of our new UTV/micro-utility truck registration process! Check out this handy cheat sheet to clarify what is and is not allowed on streets/trails/etc. beginning June 1.

Remember, we will only register vehicles for residents of folks within the 66025 zip code. Some other specific restrictions may apply so be sure to reach out to Eudora KS Police Department with questions. Drive safe, Eudora!

(Note: the recently adopted ordinance related to UTV and micro utility registration did not add new restrictions on other vehicles. Motorized vehicles of any sort have not been allowed on pedestrian or bike paths in the City due to existing City Code 12-208, last updated in 2016)

This weekend’s showing was a good reminder that details matter. If the disclosure says a water issue was “resolved,” you better believe I’m still looking extra close 👀 My job is helping buyers feel confident—not surprised after move-in day 🏡

**POV: Coffee = survival before showings ☕🏡**

Heading to meet new buyers for showings after stopping for coffee… and if I’m being real, after a full day of my teething 1-year-old screaming, this little outing almost feels like a vacation 😂

But truly? I LOVE this job. Getting to help families find a place to call home, meeting new people, and showing up for my clients is something I’ll never take for granted. Mom life may be chaotic, but you can bet I’ll still show up (coffee in hand 😅).

Now excuse me while I enjoy the only silence I’ve heard all day 🚗☕🏡
