We say this with love because we know homes are deeply personal. 🤍
A lot of sellers think buyers make decisions based on square footage, bedroom count, or finishes alone.
But after helping over 100 families buy and sell homes, we can tell you this:
Buyers are making emotional decisions within seconds of walking through the door.
Don’t do these things or it will create distance for Buyers—->
1. Staying during showings because you want to help answer questions. It makes Buyers uncomfy as much as you want to be helpful, it could steer them faaar away.
2. Overpricing because you “can always come down later.” We will always do our job to the best of our abilities, but if you decide to list high we can’t force Buyers to purchase at a price they don’t believe in.
3. Nothing makes buyers run faster than odor. Pets and smoke immediately start racking up remodeling costs to a buyer just to get rid of odor. I promise, we have the hard conversations and we WILL tell you ahead of time, but if you don’t address the smell then that lingering odor will keep your house lingering on the market.
We tell you this with the utmost professionalism, because it is better to hear it early than from feedback after your first showing. We address it head on so that you can walk away with the least friction and a smooth sale.
