Are you wanting to declutter your closet? Why not do it in the Springtime? Here are some tips for decluttering:

1) Donate: The clothes you never reach for are wasted just sitting in your closet. Let those items live to their potential and become favorites to others. Donate and give yourself a pat on the back for making an environmentally friendly choice that helps others who are less fortunate. It really is a win-win.

2) Don't be afraid to throw away items that are very worn down or shouldn’t be reused by others. You can also take them to recycle centers so they can reuse the fabrics in future clothing.

3) Wear less used items: Leading up to the day of decluttering, pull out a few less used items and actually wear them for a day. See how it feels on your body and how you feel style-wise. This makes it much easier to decide on decluttering day because you have a recent memory of wearing that item instead of a guess.

4) Grab a friend: If you can, try and get a friend, family member, or spouse to help you with decluttering your clothes. Make sure that person is gentle but firm. If you share a closet with someone, see if they might be interested in decluttering their wardrobe as well.

5) Ask tough questions: These include asking yourself:
How did I feel the last time I wore this?
Is upkeep for this piece a pain?
Is this a representation of my ‘fantasy self’? or will I actually wear it?

1) Discuss budget: You should know upfront how much you can afford to spend on a house. Review your existing bills and financial obligations and compare them to your income.

2) Create a list of needs and wants: It is intended that you’ll live in your home for years. Therefore, you want to opt for a place that encompasses features that you need and perhaps some that you want. Sit with your partner and discuss your needs and wants.

3) Do online research: Review the real estate market where you intend to move to see what houses are going for in that area. Remember to add in your needs and wants list from above to ensure you’re getting estimated sale prices on compatible properties.

4) Get pre-approved: This is very important because you will need to know how much of a home you can afford.

5) Work with a real estate agent.

When you have a tenant on your property, there are some additional expenses that you need to take into account like repairs, maintenance, & utility bills.

In most cases, the tenant will be responsible for paying their own utilities, but in others, you can have it included with the rent.

You should also put together a lease agreement that outlines who is responsible for what expenses. (This will help to avoid any confusion or disagreements later on.)

When you are prepared and know what to expect, it makes everything so much easier. This may seem overwhelming at first, especially if this is your first time having a tenant, but the feeling will subside with time! There are so many benefits to having a tenant, and if you are prepared ahead of time your investment will pay off. Handling everything that comes your way will be a piece of cake!

The living room is the place where all your guests gather to have conversations and fun!

👉 First, if you are looking to repaint, picking a neutral color for your wall paint is the way to go! This will look great with any decor that you choose.

👉 Next, you can opt for a lighter color rug. If you like colors, you can pick a faded light blue or faded orange- whichever color you are going for.

👉 You can also use lighter-colored curtains to keep that neutral look, & getting curtains that are a little thicker will help with A/C costs too.

Design tips: Creating a healthy home. How can you create a home that is healthy? Here are a few ways:

⭐️ Let in the fresh air. Open your windows twice per day to let fresh air into your home. Did you know that people in Germany do this no matter the weather? This is called "frisches Luft."

⭐️ Choose cleaning products carefully. Many cleaning products contain harmful chemicals or fumes. Try baking soda or vinegar mixed with fresh lemon juice for cleaning. It gets the job done!

⭐️ Live with plants. Plants can help filter your air since they absorb CO2, and they are stress-reducing. That's a win-win!

⭐️ Wash your bedsheets often. Some of the 500 million cells we shed daily could be coming to bed with us, so washing your sheets on a regular basis, once per week, can make everything clean and fresh.

⭐️ Add an air purifier. Indoor air pollution is a problem that you can't see, but it can control odors, chemical vapors, and pollutants in your home. The EPA recommends HEPA filters to get the job done.
