Hey there, first-time homebuyer, can we have a heart-to-heart?

You see, you’re buying your first home, and I couldn’t be more excited. I’m showing up as your biggest fan.

But my guess is you’re hearing lots of chatter about this not being the ideal time to buy. Maybe even from people you love.

Here’s the thing: Maybe conditions aren’t ideal, but if you know in your heart you’re ready to buy, then NOW is THE time.

So long as you can take that spirit into this process, you’re going to be just fine. And I’ll be with you every step of the way. To leave nothing unsaid, here are a few other mind shifts I hope you, and all first-time buyers, will embrace:

1. This is your first home. Not your forever home. It’s okay if it doesn’t have everything on your wish list. That will come with time.
2. You can’t control the market or interest rates. You know the home you could have afforded two years ago isn’t the home you can afford today. But that’s okay. You will find the home that’s right for you right now.
3. Staying within your budget is important. Don’t get caught up in the emotional side of buying or begin to equate your value as a person with the home you purchase.

I hear a lot of clients say they struggle with saving enough to reach their real estate goals. Whether it’s for a down payment or to purchase an investment property, saving feels like an always-out-of-reach task.

I want to tell you: I GET IT.

Today, I'm here to drop some knowledge bombs to lighten the struggle if you’re feeling the same way.

Does saving take discipline? Sure.
Is it impossible? Not at all.

Clients who show up with big savings tell me similar stories of how they did it. (It's achievable, I promise).

It’s small, methodical choices like:

→ Automate savings.
→ Set specific goals (and talk about them often).
→ Throw extra money at said goals (tax refunds, birthday gifts, bonuses, etc.)
→ Avoid lifestyle inflation (i.e. drive the old car and use the old phone).
→ Get and stay out of debt.
→ Say no when friends say yes.

Trust me, it’s far easier to save a little here and a little there than to give up on your dream of owning real estate altogether.

I've learned a ton over the years about what it takes to help people go from first-time buyers to profitable, long-term investors. And yes, it's as exciting as it sounds!

So, if you’re thinking about investing in real estate for the very first time, here’s what I would tell you:

• Location, location, location - Zero in on desirable areas with high rental demand and appreciation potential.

• Property condition and maintenance - Select well-maintained properties (or ones you can easily spruce up) that will attract quality tenants and higher rental rates. Bottom line: If you keep it clean and cute, you’ll keep it profitable!

• Cash flow - Look for properties that will generate positive cash flow. A knowledgeable agent can help you run the numbers to find the sweet spot between rental income and expenses.

• Property management - If you have the margin, consider a property management company for the day-to-day operations of your property, freeing up your time and reducing your stress. (Trust me, if you get the right company, it's 100% worth it!)

Be ready to act fast.
In a hot market, homes don’t last long. Be prepared to act quickly and make an offer as soon as you find the perfect home. *Ahem* this means getting pre-approval from a lender before starting your search.
Be prepared to make a strong offer.
In a competitive market, you may need to make an offer above the asking price to stand out. Be prepared to move fast and make a strong offer to secure your dream home. Don’t worry, I have a few more tricks up my sleeves to help your offer stand out!
Be flexible.
Be open to different neighborhoods, home styles, and move-in dates. The more flexible you are, the more options you’ll have. Pro tip: Create a wants vs. needs list before you start searching.

You see stories and reels about people paying off their mortgages, and every time, you think to yourself, how in the world did they do that?
With 37% of U.S. households living mortgage-free, it’s more common than you think and within reach for most homeowners — especially if you're locked into following one (or all) of these mortgage paydown tips:
1) Make biweekly payments instead of monthly. This will help you pay off an extra month's worth of payments each year.
2) Round up your payments. Every little bit counts, and this can add up over time.
3) Make extra principal payments whenever you can. This will reduce the overall amount of interest you pay.
4) If interest rates drop, refinance to a lower interest rate. This can save you a significant amount of money in the long run.
5) Consider a shorter loan term. While this may mean higher monthly payments, you'll pay off your mortgage faster and save on interest.

Let's face it: After winter, your closet is a mess. You’ve been shoving and stuffing all season long, and you can’t take it anymore. Today is the day: You’re going in and not coming out until it’s done.
Before diving in, have a look at these top tips for purging your closet like a pro:
1. Empty it out. Yep. All of it.
2. Try everything on — even that sequin dress you’ve been saving “just in case.”
3. Sort into four piles: Keep, donate, trash, and rehome.
4. Assess your keep pile and thoughtfully place each item back in your closet.
5. Deal swiftly with your other piles. The sooner, the better.

“If you want top dollar for your home, you should price it high. You can always come down if you need to.”
Hands up if you’ve heard this. Or if you’ve heard people say:
“Just wait it out. You’ll eventually get the offer you want if you’re willing to wait.”
Or, my favorite:
“Zillow says my home is worth $ ________.”
Sigh.
Want to know the real talk?
What really matters when selling your home is having an agent who knows what they're doing. And for sure, it doesn’t have to be me, but please, be done with pie-in-the-sky pricing and find a qualified, experienced agent who is selling homes right NOW in your neighborhood.
I remind every one of my sellers how hard they’ve worked and how much they deserve every dime out of their homes. To make that happen, we go over these three tips:
1) Prep it well. If you want top dollar, you've got to be willing to do some work upfront to get your home looking its best. Minor repairs, major decluttering, and fresh paint go a long way.
2) Price it well. The market has been all over the place recently, so it’s critical to pull as much data as possible when settling on a price. Too high? Buyers won’t bite. Too low? Sellers leave money on the table. I want my sellers to feel good about their listing price, but it's gotta be backed by the data.
3) Promote it well. Starting with those listing photos. Your home’s first showing is online - and there’s no better way to set your home apart from the rest than with professional listing photos. It's a small investment for a huge return.
