Just because it's NEW doesn't mean you skip the inspection. 🏗️

I say this with love because I have seen it happen too many times. Buyers fall in love with a brand-new build, assume everything is perfect, and waive the inspection to make their offer more competitive.

Please don't do this.
New construction homes can have:
⚠️ Faulty electrical work
⚠️ Plumbing issues
⚠️ HVAC problems
⚠️ Structural concerns that aren't visible to the naked eye

The builder's warranty does NOT cover everything — and finding issues after closing is expensive and stressful.

Protect yourself. Get the inspection. Always. 🏡

Memorial Day is more than the unofficial start of summer. It's a day to acknowledge the profound sacrifice of those who gave everything so that we could have the freedoms we sometimes take for granted — including the freedom to own a piece of this land.

As a real estate professional, I think about that often. Homeownership is one of the most powerful expressions of the American Dream. And it belongs to everyone.
