I am beyond grateful and thankful to God for the many blessings in my life and business 🙏✨

Last week, a super sweet, wonderful military couple reached out to me that live out of state. I was doing video walk throughs with them at properties to help them find the perfect home! Within just TWO days, we were under contract on a property! Within a couple more days after that, we completed the home inspection and negotiated the TRR, and we have already ordered the appraisal… all in LESS than one week! 🙌🏡

Over the past couple of weeks, I’ve also had the pleasure of working with an incredible couple relocating from Alaska. We submitted an offer today annnnnd it was accepted!! 🙌🏡

I’ve also been busy helping some fantastic investors secure additional properties to grow their portfolios, which is always exciting to be a part of!

So today, I have submitted THREE “sold when listed” agreements, meaning I am turning in the listing agreement with the sales agreement, along with one additional sales agreement!!

God is moving in such an incredible way, and I give Him all the glory for the opportunities, the clients, and the ability to serve others through real estate. ❤️

🏡 HOME BUYING TIP: STEP #1:

GET PRE QUALIFIED OR PRE APPROVED and WHAT’S THE DIFFERENCE 🏡

If you’re thinking about buying a home, the first and most important step is getting pre qualified or pre approved with a lender. Getting pre qualified will allow a Realtor to help start the process of helping you find your dream home!

Getting pre qualified or pre approved will help you understand how much home you may be able to afford based on your income, debts, and credit. It also helps you set a realistic price range before you start touring homes so you know exactly what you’re comfortable with financially.

Another big reason this step is so important is because most sellers want to see a pre qual letter or a pre approval letter submitted with an offer. This helps assure them that a buyer has already spoken with a lender and is financially able to purchase the home.

Having that letter ready can make your offer much stronger and help the process move more smoothly.

The difference between pre qualification and pre approval mainly comes down to how thoroughly the lender verifies your financial information. Both help buyers understand what they can afford, but one carries much more weight with sellers.

PRE QUALIFIED
Pre qualification is usually the first and simplest step.
• Often done online or with a quick conversation with a lender
• Based mostly on information you provide verbally or through a form
• The lender may estimate how much you might be able to borrow
• Credit, income, and documents are usually not fully verified.

Think of it as a rough estimate of your buying power.

PRE APPROVAL
Pre approval is much stronger and more official.
• The lender pulls your credit
• You submit documents like pay stubs, W2s, tax returns, and bank statements
• The lender reviews your income, debts, and assets
• They issue a pre approval letter stating how much you’re approved to borrow

Simple way to think about it
• Pre qualification = estimate
• Pre approval = verified buying power
