DAVIS COUNTY MARKET UPDATE 🏡

Quick Davis County market update!

Inventory is up about 14%, sold homes are down around 11%, and months of supply is up nearly 28%.

What does that mean in real life? Buyers are getting a little more breathing room, and sellers need to be a little more strategic with pricing and presentation than they did a couple years ago.

The good news? Homes are still selling, and prices per square foot are actually up about 3.5%.

So no, the market isn’t crashing… it’s just shifting.

And honestly? A more balanced market is healthier for everyone.

The biggest mistake is thinking that all roofers are the same and that the lowest price is the same quality of materials and labor as the bids that are a little higher.

• What’s a quick tip people can use right away?
If your roof is over 15 years old, look at it and see if it's "shiny". Roofs begin showing ware when they lose to many granules and the fiberglass starts showing.

• When should someone call a professional instead of DIY?
I always recommend having your roof serviced by a professional. A DIY on your roof can lead to costly repairs on the roof, inside your home from water damage, and can be extremely dangerous for you while you're up there. We offer free inspections year round to make sure your roof is in tip top shape.
