The calls at all hours. The deals that fall apart and get put back together. The emotional support that nobody put in the job description. The months of work that sometimes end with no paycheck at all (because, contrary to popular belief, Realtors only get paid if the deal actually closes).

I'm not complaining, I LOVE what I do. But overpaid? Not quite.

Overpriced homes don’t just sell slower… they usually sell for less.

I get it. Pricing on the high end feels like it gives you room to negotiate. But buyers today are incredibly educated. They're watching the market daily, comparing every home in your price range, and they know when something seems overpriced. And when a home sits too long? The narrative shifts. Suddenly, buyers aren't competing to get it. They're negotiating with you to take it off your hands.

Homes priced correctly from day one consistently net more money than those that start high and chase the market down with price reductions.

SALT LAKE COUNTY MARKET UPDATE 🏡

Quick Salt Lake County update!

Inventory is up about 8%, sold homes are down around 10%, and months of supply is up about 21%.

Translation? Buyers finally have a few more choices instead of fighting over the same three houses.

At the same time, prices per square foot are still slightly up, so values are staying relatively stable overall.

Homes are taking a bit longer to sell than last year, but good homes that are priced right are still moving.

This market feels a lot more balanced than it did during the crazy seller-market years… and honestly, that’s not necessarily a bad thing.

We talk ourselves out of change all the time. It's not the right time. It's too risky. What if it doesn't work out? So we stay. We adjust. We convince ourselves that comfortable and content are the same thing, and they're really not.

The discomfort of change is temporary. But staying somewhere that no longer fits? That kind of pain is quiet and slow and a lot harder to shake.

You don't have to have it all figured out. You just have to be honest with yourself about what's no longer working.
The right time is rarely obvious, and growth rarely feels comfortable.

Just remember: the hardest seasons often lead to the biggest breakthroughs.

I get it, Zillow makes searching for homes ridiculously easy. But once you find a house you actually want to tour, DON’T hit that “request a tour” button. 📣

When you click that button, you're not reaching the listing agent. You're not even guaranteed to reach someone familiar with that home or area. You're reaching whoever paid to be there.

The better move? Find an agent you actually trust before you start clicking around. Someone who can pull listings for you directly, give you real insight, and represent your interests from day one — not Zillow's bottom line.

WEBER COUNTY MARKET UPDATE 🏡

Here’s your quick Weber County market update!

Active listings are up about 10%, sold homes are down nearly 19%, and homes are taking a little longer to sell compared to last year.

We’re also seeing more inventory hit the market, which gives buyers more options and a little more negotiating power.

Price per square foot is down slightly — only about 1.7% — so values are still holding pretty steady overall.

Bottom line: the market is moving slower than the frenzy we got used to, but buyers and sellers are absolutely still making moves.

Strategy matters more now than speed.
