Hiring a listing agent shouldn't be a coin flip with your biggest asset. 👏

Most people pick a listing agent based on what looks good on paper. The sales volume, the years in business, a few solid Google reviews.

None of that tells you how the sale is actually going to go. The agents worth hiring set themselves apart in different ways.

It's in the questions they invite you to ask, the strategy they bring to the table before your home ever hits the MLS, and the way they communicate with you through every step of the sale.

That's what's worth paying attention to when you're choosing who to trust with one of the biggest financial decisions of your life.

5 Layton takes that locals are too polite to say out loud. 👇

1) If you’re “just running to Target,” that trip is automatically 45 minutes once you hit Hwy 89 or I-15.

2) Lagoon on a Saturday is not an “easy, spontaneous” plan — you need snacks, strategy, and patience.

3) The Layton Hills Mall is either a quick errand win… or a “why is the parking lot like this?” situation. No in-between.

4) The second the mountains are out, everyone suddenly becomes a trail expert (and yes, the trailheads will be packed).

5) If you don’t check the wind before planning a backyard BBQ, Layton will humble you fast.

Some people are simply focused on hitting the number, closing the deal, and moving on to the next one. That's just never been the way I want to work.

The #1 thing to look for in a Layton real estate agent (and it's not experience).

Years on a license are easy to put on a bio, but they don't really tell you what working with someone is actually going to feel like, or whether they're going to be the right fit for the move you're about to make.

What matters so much more is finding someone who's truly invested in the outcome.

An agent who takes the time to understand what you're trying to accomplish, communicates clearly through every step of the process, and brings real strategy to every decision you make together along the way.

How someone makes you feel in that very first conversation is going to tell you so much more about them than any stat sheet ever could.

An unpopular opinion from a Layton, Utah real estate agent. 🤫

I'd rather lose a deal than rush someone into a home that doesn't actually make sense for them.

Most people assume agents are always going to push buying because that's how we get paid. I get it, but that mindset is exactly why so many people end up making one of the biggest decisions of their life under pressure they didn't need to be under.

My job isn't to convince you to do anything. It's to give you the full picture, walk you through the math, and help you figure out what makes sense based on the life you're actually living right now.

Sometimes that means writing an offer. Sometimes it means telling you to wait.

The worst real estate advice in Layton sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up in today’s Utah market.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way.

A good realtor will help you buy a house. A great one will make sure it's actually the right one. 💯

When you're new to buying or selling, it's easy to assume every agent is basically doing the same job.

They show you homes, write offers, hand over keys. But the way an agent actually does that job is what separates a smooth move from a stressful one you're still telling stories about years later.
