The worst real estate advice in Layton sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up in today’s Utah market.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way.

If something on this list surprised you, send me a message. I'd love to hear which one (and answer the questions you've been holding onto).

A good realtor will help you buy a house. A great one will make sure it's actually the right one. 💯

When you're new to buying or selling, it's easy to assume every agent is basically doing the same job.

They show you homes, write offers, hand over keys. But the way an agent actually does that job is what separates a smooth move from a stressful one you're still telling stories about years later.

The best ones treat your move like it's their own. They take the time to understand the way you actually live, they slow you down when you need to be slowed down, and they're still around long after the boxes are unpacked.

That's the kind of agent worth holding out for.

If you're starting to think about a move and want someone who'll be in your corner the whole way through, I'd love to chat.

Helping people navigate a move is about more than buying or selling a house. It’s about trust, guidance, and having the right support along the way. 🏡✨

I’m incredibly grateful for kind words like these and for the opportunity to help clients through such an important chapter.

Whether you’re buying, selling, relocating, or simply exploring your options, having a local resource can make all the difference.

⭐️⭐️⭐️⭐️⭐️

Making a move soon? Send me a message! I’d love to be a resource to you.

Inspired by the greatest rom-com of our time.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.

The best outdoor activities in Layton this summer are basically free therapy.

Here are my go-to spots for when I'm needing to get some sun ☀️

Hike (or picnic at the top of) Adams Canyon Trail

Paddleboard or kayak at nearby Pineview Reservoir

Sunset walk + mountain views at Layton Commons Park

I’ve seen Layton homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away with more.

I've walked through homes where the owner gutted the bathroom before listing and barely broke even.

Then I've seen a $1,500 garage door swap change a buyer's entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says "this home is cared for."

Fresh neutral paint makes every room feel like a clean slate - fresh, bright, and bigger.

Here’s how my clients are still saving thousands 👇

🔍 We're finding off-market & pre-market opportunities – Having a strong network in Layton and Davis County helps us uncover good deals & more reasonable purchase prices.

🏘️ We're going non-traditional – House hacking or buying homes with ADUs = lower monthly payments and extra income potential.

🎯 We're targeting motivated sellers – We keep an eye out for homes that’ve been lingering on the market to find sellers willing to make a deal.

🤝 We're negotiating hard - Getting closing costs reduced, rate buydowns & repair credits to keep more dollars in our clients’ pockets.

Even with higher rates, we're finding creative ways to save.

Comment HOME to grab my buying roadmap - it's got everything you need and none of the fluff to start exploring the buying process.

Most real estate data is easily accessible now, which is why hiring an experienced agent matters more than it used to.

Everyone has access to what's listed on Zillow.

But I've never seen AI read a seller's body language across the kitchen table.

I've never seen AI lean on a network of agents with off-market options when you can't find what you're looking for.

I've never seen an algorithm call a listing agent and uncover why a home's been sitting or what would motivate the homeowners.

The information isn't the hard part anymore. Knowing what to do with it is.
