“How’s the Utah housing market?”
The better question might be: “What price range are we talking about?”
Utah’s overall housing supply has increased — from 3.67 months in August 2025 to 5.17 months in August 2026.
What does that mean? Months of supply measures how long it would take to sell the homes currently available at the current sales pace. Generally, more supply means buyers have more choices and potentially more negotiating power.
But here’s where it gets interesting:
🏡 $300K–$500K: 4.23 months
🏡 $500K–$700K: 4.57 months
🏡 900K–$1M: 5.85 months
🏡 $1M–$3M: 7.71 months
So yes, inventory is up — but your leverage as a buyer or your strategy as a seller can look very different depending on your price point.
There isn’t just one “Utah housing market.”
