“How’s the Utah housing market?”
The better question might be: “What price range are we talking about?”

Utah’s overall housing supply has increased — from 3.67 months in August 2025 to 5.17 months in August 2026.

What does that mean? Months of supply measures how long it would take to sell the homes currently available at the current sales pace. Generally, more supply means buyers have more choices and potentially more negotiating power.

But here’s where it gets interesting:

🏡 $300K–$500K: 4.23 months
🏡 $500K–$700K: 4.57 months
🏡 900K–$1M: 5.85 months
🏡 $1M–$3M: 7.71 months

So yes, inventory is up — but your leverage as a buyer or your strategy as a seller can look very different depending on your price point.
There isn’t just one “Utah housing market.”

That’s why comparing mortgage rates isn’t always as simple as asking, “What’s your rate?”

The better question is: **What does the entire loan look like for my specific situation?**

Renters in Davis + Weber County… this caught my attention. 👀
August's rental data showed:
🏠 22 active rentals
🔑 5 rentals closed
📊 4.4 months of rental supply
That means renters currently have more options—and the rental market is leaning more in favor of the renter compared with historical seasonal norms.
But here’s the question I’d be asking:
If your lease is coming up, does it make more sense to take advantage of the rental market… or finally look at buying?
There isn’t one answer for everyone.
Sometimes renting absolutely makes sense. But before committing to another 12 months, I think it’s worth knowing what both options actually cost.

This poll surprised me a little. 👀

I asked: “If rates dropped 1% tomorrow, would you move?”

The results:
79% said no.
17% said yes.
4% said maybe.

A full 1% drop still wouldn’t be enough for most people — and waiting specifically for those old 2–3% rates could mean sitting on the sidelines for quite a while.

But something interesting came up in the comments: some people said they’d move if they found the right property.

And maybe that’s the bigger conversation.

What if it’s less about finding the "perfect rate" and more about finding:
🏡 The right house for your family
📍 The right location
💰 The right price and terms
🤝 The right Realtor who knows how to negotiate concessions, rate buydowns, or other creative options

Because a lower rate is great…but so is living in a home that actually *functions for the way your family lives.*

🏡 Waypoint Wednesday — Did You Know?!

A $10,000 price reduction and $10,000 in seller concessions can have a VERY different impact on a buyer.

Let’s use a $400,000, 30-year loan at 6.5% as an example:

➡️ $400K loan at 6.5%: about $2,528/month principal & interest.

➡️ If we simply reduced the loan by $10,000 to $390K, the payment would be about $2,465/month.

That saves roughly $63/month.

But what if we negotiated $10,000 in seller concessions and used that money to buy down the interest rate instead?

For example, if lender pricing allowed that $10K to reduce the rate from 6.5% to 6.0%, the payment on the same $400K loan would be about $2,398/month.

That’s roughly $130/month in savings — more than DOUBLE the monthly impact of simply reducing the price by $10K.

And concessions could also potentially be used toward closing costs, which could mean less cash needed upfront.

The lesson? 👇

Don’t just negotiate the price. Negotiate the DEAL.
