Waypoint Wednesday — Did You Know?!
Your VA home-loan benefit is not necessarily a one-and-done benefit.

Eligible veterans and service members may be able to use their VA loan benefit more than once—and in some situations, you may even be able to have more than one VA-backed loan at the same time, depending on your remaining entitlement and eligibility.

That means using your VA benefit to buy a home today doesn’t automatically mean you’ve “used it up” forever.

The key is understanding your entitlement, current loan situation, and future plans before making assumptions about what you qualify for.

He’s dreamed of owning a home his whole life. This week, I got to hand him the keys. 🏡🔑
Even with the keys in his hand, he could hardly believe it was real. He’s officially a homeowner—and he’s getting ready to become a landlord, too!

There’s a lot to celebrate with this Taylorsville closing:
• We beat multiple offers on the home’s first day on the market.
• He walked in with an estimated $15,000 in equity.
• His closing costs were covered.
• Seller funds also helped pay for a rate buydown.

A huge thank-you to Kathleya with New American Funding for crunching the numbers, working through the financing, and helping make this longtime dream possible.

But the moment I’ll remember most? Driving away and watching him walk into HIS house. After a lifetime of imagining that moment, he finally got to live it.

🏡 Waypoint Wednesday — Did You Know?!

A home inspection and an appraisal are NOT the same thing.
🔎 The inspection looks at the condition of the home—things like the roof, plumbing, electrical, HVAC, foundation, appliances, and other potential concerns.

💰 The appraisal is focused on the home’s value and whether it supports the purchase price for the lender.

One helps you understand what you’re buying.
The other helps the lender understand what it’s worth.

And yes—you can absolutely have an appraisal come back fine while an inspection still uncovers repairs.

Knowing the difference before you buy can save you a lot of confusion during the transaction.
