"The Federal Reserve raised interest rates for the first time in three years in a unanimous decision on Wednesday, with central bankers now seeing a second hike this year to arrest sticky inflation.

"The Federal Open Market Committee voted to raise its benchmark interest rate to the range of 3.75% to 4% from 3.5% to 3.75%, the first rate hike since July 2023, as renewed tensions in the Middle East drive oil prices higher and raise concerns about broadening price pressures" (1.).

Wednesday, September 09, 2026 - We met James a short thirty-nine (39) days ago, in early August. James was looking for an investment opportunity on Bolivar Peninsula, and already had a specific property identified in Port Bolivar, so Stephanie set-up a Showing for James so they could check it out.

Now, Closing, Funding, and taking Possession, Wednesday, September 09, 2026, James is officially an Investor with a proverbial "fixer upper" in the established Port Bolivar Town-site, on the Gulf-side, and west end, of Bolivar Peninsula. Tuesday, September 08, 2026 - We met Josie & Angel-Gabriel, an Army Veteran, two hundred and seventeen (217) days ago, in early February. Then, they were renting in the Clear Lake area, we began the search, but then Angel's work as a lineman with CenterPoint Energy got busy, and he put the search on hold He later messaged me in August, ready to go, so we dug in, started Showing homes again, but this time in the Missouri-Sugar Land area.

Now, Closing, Funding, and taking Possession, Tuesday, September 08, 2026, Angel is officially a first-time homeowner in the established Plantation Creek subdivision, on the west side of Missouri City. He made a great investment; the home is a 2,404 square foot, 2-story, four (4) Bedroom, two and a half (2 1/2) Bathroom, 1991 build, on a 8,230 square foot culdesac lot, under a beautiful canopy of Oak trees along Plantation Creek Drive (1.).

[Friday, August 28, 2026] - We met Stephanie & Nelson two hundred and twenty-eight (228) days ago, in mid-January. Then, they were renting in the Spring area, and still trying to decide where their best purchase options were, while navigating Nelson's Reserve commitment with the Texas National Guard. We took a break from the search, then got back at it in June, focusing mainly in Conroe, including new construction.

Now, Closing, Funding, and taking Possession, Monday, August 28, 2026, Stephanie & Nelson are officially first-time homeowners together in the Williams Reserve East subdivision, in northeast Conroe. They made a great investment; their home is a 2,176 square foot, 1-story, four (4) Bedroom, three (3) Bathroom, 2026 new construction build, on an approximately 32,234 square foot oversized lot, overlooking a tranquil water feature (1.).

"Trump-appointed Federal Housing Finance Agency Director Bill Pulte just dropped the hammer on FICO’s longtime stranglehold over American homebuyers.

"On Thursday, Pulte announced that he is ordering mortgage giants Fannie Mae and Freddie Mac to approve every lender seeking to use VantageScore as an alternative to FICO, effective immediately" (1.).

"The Credit Score Competition Act of 2018, signed by President Trump in his first term, was supposed to break this logjam years ago.

"The Deep State and the housing bureaucracy sat on it. Biden-era FHFA leadership dithered. Classic FICO remained the only score that mattered for the two companies that back nearly half of all U.S. residential mortgages.

"In April, Pulte and Housing and Urban Development Secretary Scott Turner announced that Fannie Mae, Freddie Mac, and the Federal Housing Administration would begin implementing VantageScore 4.0 and FICO 10T, the first major modernization of federal mortgage credit-scoring models in decades.

"'Thanks to President Trump’s leadership, we are driving down costs across the homebuying process,' Pulte said at the time.

[Friday, August 21, 2026] - We met Taylor & Austin sixty-six (66) days ago, in mid-June. With their Lease wrapping up, and them wanting their own home, we got right to work looking in the Seabrook and surrounding areas, and in proximity to the Houston Ship Channel. Austin works in the area, and had also just recently transferred from the Texas National Guard, to the Army Reserve, so they wanted to be close to both his work, and his Reserve training at Ellington Field Joint Reserve Base.

Now, Closing, Funding, and taking Possession, Friday, August 21, 2026, Taylor & Austin are officially first-time homeowners in the Cedar Pointe subdivision, in northeast Crosby. Friday, July 31, 2026 - We met Kathy & John forty-one (41) days ago, in late June. With John, a retired firefighter, well into retirement, they were looking to go from Galveston vacationers, to Investment-Owners, at the Villas At Pointe West Condos, on the West End of Galveston Island. After a couple of weeks of homework regarding purchase strategies as an investment property, we scheduled two (2) Showings at Pointe West, one on the Bay-side, and one on the Gulf-side, and the Gulf-side unit prevailed.
