[Monday, June 01, 2026] - We met Laura & James fifty-four (54) days ago, in early April. Laura, an active Texas State Guard member, and James, a former active duty Marine, now working as a mariner, were renting locally, but were wanting to become first-time homeowners together. Stephanie led the way and got right to work. After an unsuccessful Offer on a custom home in Santa Fe, we took a couple of weeks to regroup, then got back at it.

Now, Closing and Funding, Monday, June 01, 2026, Laura & James are officially first-time homeowners together. They made an exceptional investment just one (1) block from Trinity Bay in the Cliffs of San Leon subdivision. Their home is a 3,189 square foot, 3-story, six (6) Bedroom, six (6) Bathroom, two (2) Half Baths, 2013 custom build, on a 25,200 square-foot oversized lot, with an elevator, a private pool, and privacy wall (1.).

Shout-out to Troy, the Listing Agent and Broker with Waters Turnley Real Estate, who worked tirelessly with his Sellers to get this VA-deal Closed and to the proverbial finish line in an accelerated twenty-two (22) days, including having a new roof installed three (3) days after we executed the Contract. The Sellers were more than gracious and accommodating, and we received excellent service by Kelli at Texas American Title Company, Nassau Bay Town Square.

Another kudos to our forming team, The Land-Man Group, and bringing it home for another active military member, and Veteran, as we look forward to serving many more in 2026, and beyond.

Advanced Notice: Real Estate Market Update, Friday, May 22, 2026 – A Brief Real Estate Opinion.

Calling all Investors:

A Brief Real Estate Opinion.

Although rates are historically low, the real estate market, mainly many Buyers, appear to be waiting on the proverbial sidelines, looking for any positive sign that interest rates will move in their favor, i.e., lower.

Contrary to the naysayers, who I would argue are politically driven, the mere idea of a more bullish approach to the subject of "rates," as they pertain to the broader economy, is a sign of positivity. Had Kevin Warsh led the Fed last year, with his "trimmed averages" approach, we likely would have seen full half-point federal funds rate reductions, instead of the quarter-point rate reductions taken, which could have helped prevent the current malaise in the real estate market.

Regardless of the direction of interests rates in the coming weeks, and months, Sellers are against the wall "today" amidst a glut of inventory. That is the prevailing opportunity in 2026. Once Buyer sentiment changes, and Buyers move on the market, Sellers will begin to be less likely to negotiate on the deep price and or Seller concessions, resulting in the beginning of the end of the current post-COVID Buyer's market.

"Last year, before his nomination to lead the Fed, [now chairman of the Federal Reserve, Kevin] Warsh argued that advances in artificial intelligence would boost productivity, pushing down inflation and allowing the Fed to cut interest rates. He viewed tariffs as one-time drivers of price increases.

"That was all before the Iran war.

"During his confirmation hearing, Warsh said the US economy is still dealing with ripples from a pandemic-driven spike in inflation and that the Fed needs a different framework for assessing it.

"The Fed’s preferred inflation gauge — the Personal Consumption Expenditures index — offers only a rough take, Warsh said, even when volatile food and energy prices are excluded. He favors 'trimmed averages' of inflation that remove outlier data. Based on those measures, Warsh said at the time that the underlying trend was 'somewhat improving' and looked 'quite favorable.'

"'Warsh seems less concerned about inflation persistence than many current Fed officials,' said Christian Floro, market strategist at Principal Asset Management. 'His preference for trimmed mean and median inflation measures implies he sees underlying inflation pressures as materially cooler than headline data would suggest.'

"That could be a tough argument to sell to the rest of the Fed committee right now"

"[Friday, May 22, 2026,] Kevin Warsh is officially the chairman of the Federal Reserve.

"Supreme Court Justice Clarence Thomas swore in Warsh on Friday during a ceremony in the East Room. Not since Alan Greenspan in 1987 has a Fed Chair been sworn in at the White House.

"Warsh mentioned Greenspan as he addressed the roomful of dignitaries, including several members of President Trump’s cabinet, House Speaker Mike Johnson, and even former Vice President Dan Quayle.

"Greenspan, he said, 'was the first to tell me and show me what this role demands.'

"‘I intend to fill the role of chairman with energy and purpose,” Warsh said, adding that he will lead a “reform-oriented Fed Reserve,” foreshadowing foundational changes that may be ahead" (1.).

Matthew, an active duty Coast Guard service member, was being transferred to the area, so they were looking to move to the Mainland, and in close proximity to Galveston Island. Stephanie led the way and got right to work. They were quick to find a beautiful new home on the outer west edge of the fast developing corridor north of Emmett F. Lowry Expressway, between Highway 3, and I-45.

Now, Closing and Funding, Wednesday, April 15, 2026, Katie & Matthew are officially first-time homeowners. They made a great investment in the conveniently located Ambrose subdivision just south of Lago Mar, in the west La Marque market. Their new construction home, is a 1,615 square foot, 1-story, three (3) Bedroom, two (2) Bathroom, 2025 build, on an oversized 9,060 square-foot lot (1.).

Shout-out to Mitchell, the Sales Consultant with M/I Homes of Houston, LLC, who worked with Fernando, the Construction Manager for M/I Homes, to wrap-up a few "blue tape" items before Closing. Fernando went above and beyond Builder requirements, and installed a run of roof diverter flashing, also known as "kickout flashing," used to divert rainwater away for the AC condenser.

Eden, a Coast Guard Veteran, and full-time university student, who was commuting from Galveston Island, but looking for a home of her own, and on the Mainland closer to the university. We got to work looking in the Clear Lake area, and found a great opportunity a couple of weeks later in Clear Lake City.
