Are you worried about interest rates going up?

1. If you buy now and they go up again tomorrow you’ll be glad you got locked in at todays rates.

2. If they go back down you can always refinance.

Bathroom Update! Yes the Bidet has left the building! 😞

Well we are underway with Airbnb #4…demoed the kitchen & part of the bathroom - we did not keep the bidet-🤣 to add some pretty exciting upgrades! This will be our first time installing the washer & dryer in the bathroom under the sink so guests can change and easily place their items directly into the washer or dryer! With this being a block from the beach we hope they will appreciate this feature! More to come!

Just want to give a shout out to my wife, Amanda Flannery. She is the best business partner there is. A few days ago we went under contract on one property with 2 units that will be AirBNBs. She combed through estate sales, fb marketplace, and garage sales. After three days we have everything we need to outfit the AirBNBs.

If we can do it so can you! Quit betting on the stock market, your 401k, and everyone else to make you successful. Bet on yourself!

It’s been a while since I (Brendan) have posted in here. Amanda and I decided back in November to sell the house we fixed up(flipped) in Texas City when the house across the street went under contract for a higher price than we expected. The plan has always been to not blow the money but roll it to a separate house where we would see more appreciation than Texas City. Well over the weekend we got our next AirBNB under contract. Actually it is our next two. We are buying a 1,000 sq ft house with a garage conversion to a 500 sq ft apartment. This is our biggest(expensive) investment yet. This also has the ability to be a great performing asset. We will be taking a 2 bed/1.5 bath house and converting it to a 3 bed/1.5 bath. The kitchen and bathrooms are going to see some extensive work! Both walking distance to the beach with - guests will not have to pay to park or uber & the back yard perfect for whirlpool bath and seating!

Some of our struggles we are going to face:
1. Remodeling a home built in the 1900’s
2. Trying to achieve an ARV of $353 dollars a sq ft
3. Galveston AirBNB competition
4. The big eye sore of a hotel separating us from the sea wall.
5. Last but not least…. Life! - Jobs, kids and other properties pulling us in different directions. (The balance is becoming harder)

All in all Amanda and I looked at the Pros vs the Cons and the Pros win. We choose to jump!
