šŸ  Did you know that the League City Police Department "Volunteers In Policing" program offers a free vacation house check as a service to League City residents? The volunteers will make random drive-by checks of your residence during the specified time period. Volunteers will utilize the information you provide to visually inspect the home from the front. If anything appears suspicious, the volunteers will alert on-duty League City police officers who will conduct a more thorough check of the residence.

This program is a courtesy offered by our VIP program that will supplement, not replace, normal residential patrols by League City police officers.

ā€œOur Vacation House Check service is just one more way we look out for members of our community,ā€ stated Officer Todd Young, VIP Coordinator for the Department.

...The Economy, or is this the right time to sell, and
How do I sell my Home safely in this environment?🌐

Hi, I’m David Johnston, Branch Manager of Better Homes and Gardens Gary Greene here in League City.

The first question,….Is this the right time to sell can be answered using the basic economic principle of supply and demand. šŸŽ

Right now, housing inventory is low, very low. Hundreds of homes have been withdrawn from the market creating a scarcity of home supply.
When a scarcity of supply exists, demand increases and what people will pay for that scarcity increases. šŸš

Over time, more houses will eventually come back on the market and concerns about unemployment will increase…..
These will not be positive factors for sellers…..So now is definitely a good time to sell.šŸ‘

The second question, how do we sell homes safely in this environment?šŸ‘¬

I’d like to show exactly what we are doing to keep home sellers and buyers safe during these times.

1. Detailed Showing Process instructions attached to the listing so every buyer agent knows our protocol
2. At Seller’s request we have every Buyers agent and everyone with them signs a Covid certification indicating they are in good health, have not traveled out of the country and have not been in contact with a positive Covid patient.
3. We use sanitizing wipes, hand sanitizer and disinfectant spray where necessary and limit contact with door k***s and objects to an absolute minimum
4. We also use Masks and gloves to insure safety.

So, is it a good time to sell…you bet it is
Can we sell safely and responsibly…yes we can… and yes we do

What’s the difference between a short sale and a foreclosure?

I’d start by saying both situations are typically the result of a financial crisis that occurred in the household.
That crisis could be loss of job, divorce, or medical related.

So what’s the difference…

Let’s start with foreclosure.
A foreclosure is the result of mortgage payments not being made to the financial institution…most likely a Bank. The bank then gains ownership of the property to secure their interest. In the banking world this property is now called REO, which stands for Real Estate Owned.
The Bank will now assign the property to an asset manager who will be in charge of the disposal or sale of the property.

Now let’s talk about Short Sale…

A short sale is a transaction that does not have enough funds to pay off the lien holders, again most likely a Bank. The Bank must above of this transaction for it to occur, otherwise the lien cannot be released.

The first step is for the owner/seller to contact their bank and inform them that they wish or need to sell and don’t believe their will be funds to clear their lien, thus they are asking for a short sale.

Before the Bank will approve this transaction, they will want to see the owner’s financial records before making a decision.

Why? Because if the owner has $200,000 in the savings and is asking the Bank to take a $15,000 loss, that probably isn’t going to happen.
If you are representing a buyer to a short sale, make sure it is approved first. Otherwise you could be waiting for a very long time on a decision.

There can be many more complexities to these scenarios but this has been a quick overview.

There is Lease with Right to Purchase! That’s correct you can lease a home with the exclusive right to purchase it at a pre-determined price for the first three years you live there. Plus, there is no obligation for you to buy the home if you change your mind or circumstances change. GREAT!
