I told them their house wasn’t worth what they wanted it to be worth.

Ouch.

The crazy part?

Their home had already been sitting on the market for 8 months at the price they wanted.

No sale.

No offers.

No real movement.

When I sat down and looked at the numbers, I came to a different conclusion.

Based on the comparable sales, the competing inventory, buyer activity, and current market conditions, I felt the home was worth about $35,000 less than where it was currently priced.

And I told them exactly that.

Not because I wanted to.

Not because I enjoy delivering bad news.

But because that’s what the data showed.

They didn’t hire me.

And honestly? That’s okay.

One of the hardest parts of this business is that sometimes people hire the agent who tells them what they want to hear instead of the one who tells them what they need to hear.

The market doesn’t care what we need to get out of a house.

It doesn’t care what Zillow says.

It doesn’t care what the neighbor got three years ago.

The market only cares what today’s buyers are willing to pay.

Could I have walked in there and promised a higher number to win the listing?

Sure.

But eventually the market collects its debt.

Price reductions happen.

Days on market pile up.

And sellers end up chasing the market instead of leading it.

I’d rather lose a listing appointment than tell someone something I don’t believe is true.

Because my job isn’t to tell people what they want to hear.

My job is to help them make the best decision possible—even when it’s not the easy conversation.

Sometimes the listings you don’t get are the ones that remind you exactly why integrity matters. 💗
