It's time to check and make sure you have flood insurance in place. If you would like me to check the floodplain on your property send me your address and I will be happy to look that up for you. Seems the final lines from FEMA are expected to expand to where even though you don't need flood insurance now.. that may change. I advise all my buyers, for peace of mind, even though you are not in a floodplain, if you can afford it. Get it.

Governor Abbott declared May 19-23 as Flood Awareness Week—a time to educate communities about their risk of flooding and safety and encourage preparedness. Here in Houston, we know all too well that it takes just one heavy rain event to cause flooding. The updated flood maps from FEMA and the Harris County Flood Control District have been delayed again. While our local experts provide the data, FEMA draws the final lines, and those lines are expected to expand. So, what changes can we expect? Experts say the area considered the '100-year floodplain' could actually get bigger. What that means for many homeowners is the potential need to buy flood insurance, and likely, higher premiums.
The ground beneath our feet – both literally and figuratively – is shifting. Apparently, Houston is sinking faster than any other big city in the U.S. A new report says a good chunk of our land is going down a bit each year, and in some spots, it's happening pretty quickly. They're saying it's partly from pulling out groundwater and from oil and gas extraction. This not only impacts our infrastructure but also adds to our flood concerns.

The National Association of Realtors (NAR) has implemented changes and has revised forms for us Realtors.. one specifically is Realtors compensation. Although commissions have always been negotiable, sellers can choose how or if they pay a Buyers Agent for bringing a qualified buyer to the table as well as buyers can choose how they want to be represented and compensation for their Realtors efforts. I will say this. I have been negotiating two contracts and my lease listing today, yesterday, etc.. I’ve been on the phone all day with Septic inspectors, pool inspectors, foundation inspectors, roof inspectors, well inspectors, listing agents, sellers agents, buyers, title companies, lenders, etc.. plus all the emails going back and forth, phone calls.. I just now ate dinner. A sweet potato because it’s too late to eat anything heavy.. My point is, Realtors work very hard to negotiate on your behalf. So if you decide to sell or buy a home, you should know that we will work day and night to navigate, negotiate and educate you in making a very informed decision and ultimately get you to the closing table where all parties are happy, willing and able to close on one of their biggest decisions in their lifetime. I’m so fortunate that my sellers and buyers know my value in having a Realtor representing them. Night night. Say your prayers🙏❤️
