Grateful doesn’t even begin to cover it. This week I had the honor of connecting with incredible creatives, including Joe Talbot, the visionary behind The Last Black Man in San Francisco starring Jonathan Majors.

I built meaningful relationships with talented producers, expanded my network, and even had the surreal experience of starring in a short film on Alcatraz Island.

Moments like these remind me just how powerful it is to step into new spaces, embrace opportunity, and trust the journey.

I truly love my life and all the doors that continue to open.

Closing costs are the fees and pre-paid items needed to finish the sale and transfer the property. Most are negotiable but here’s an example:

• Buyer side: lender fees, title & escrow, title insurance, taxes & insurance set-up, recording, survey, and any negotiated commissions if any are paid by Buyer side

• Seller side: negotiated commissions if any are paid by seller, owner’s title policy, title & escrow fees, loan payoffs, HOA/transfer fees, and prorated taxes.

Opportunity > Timing the market

* You can’t out-wait competition.�When conditions improve, more buyers jump in, and according to the National Association of Realtors, increased buyer activity almost always leads to tighter inventory and stronger competition.

* You can’t control the market… but you can control the deal.�Right now, motivated sellers are more open to:
* price flexibility
* closing cost help
* repairs and concessions�That leverage usually disappears once demand surges again.

* Waiting costs more than people realize.�If rates move down later, they are influenced by decisions tied to the Federal Reserve and lower rates typically bring more buyers, not better deals.

* You can always refinance later.�You marry the home, you date the rate.�But you only get one chance to buy the right home at the right price.

* The real risk isn’t buying — it’s missing the right property.�The best homes don’t wait for a “shift.”�They sell when the right buyer is ready.
