Some opportunities come with a lot of challenges and they are complex. Most people want it easy. In this one we had to personally knock on doors, write letters, research old addresses and hire private investigators to reach out to members of the family who lived in other parts of the country and the world ( like Australia ). Sometimes if you want your deals closed you need to get involved deeply in trying to resolve the problem at core so you can get to the finish line. Title companies are often busy so helping clear the path for them becomes a key aspect to close the deal, don’t wait around be proactive because what you do next always matters more.
This would have taken easily 6-9 months to resolve if we did not get involved. We did it in just about 60 days by pushing hard every aspect needed daily, we needed to find and connect family members who had not spoken to each other in decades and get them to agree. We were there to resolve the problem and that’s the skill you need to develop to excel and help others, at the end the sellers were absolutely amazed on how we were able to turn around a situation that they truly believed it was a dead end from the start. We told them to be patient and to stick with us as we were there to resolve the issue.
