**ROAD CLOSURE**

Starting June 22, 2026, Spruce (K-92 Highway) at 20th Street will be closed for reconstruction of the intersection. This project is expected to last until October 2026 time frame. 20th Street will be down to one lane traffic for both north and south bound traffic. East and west bound traffic on Spruce will be completely closed during the construction. Please find an alternate route and give the construction crews the space they need to get the job done and safely.

One of my favorite parts of real estate is discovering the unique details that make a house unforgettable.

Kansas veterans — there’s a new benefit available starting July 1, 2026. 🇺🇸

Qualified disabled veterans in Kansas can now receive a Kansas sales tax exemption card that allows eligible purchases to be made tax-free - up to $24,000 per year. Surviving spouses may also qualify in certain situations.

To qualify, veterans must:
• Be a Kansas resident
• Have an honorable discharge
• Be rated 100% permanent & total OR deemed unemployable by the VA

The exemption does NOT apply to:
• Motor vehicles
• Alcohol
• To***co or va**ng products
• Purchases made to generate income

How to get your card:
1️⃣ Apply online through the Kansas Department of Revenue
2️⃣ Submit your DD214 and VA award letter
3️⃣ Once approved, you’ll receive a driver’s license-sized exemption card to present at checkout

Two towns near Kansas City just got some well-deserved recognition 👏

Both Leavenworth and nearby Atchison made World Atlas’ list of the “Cutest Small Towns in Kansas” — and if you’ve spent time in either town, you probably understand why. ❤️

Leavenworth is full of history, charm, beautiful architecture, local shops, and a strong sense of community. And just up the road, Atchison brings its own personality with stunning historic homes, river views, fun downtown spots, and rich history around every corner.

I love seeing these northeast Kansas communities getting national attention because they truly offer something special - especially for people looking for character, community, and a slower pace while still being close to Kansas City.
