• The Median Sales Price came in at $583,000, marking a downturn of 14.9%.

• Homes are taking a bit longer to sell, with an average of 50 days on the market - a drop of 19.4% nonetheless.

• Despite the lower sales price, there's been a significant boost in activity, with 78 homes sold, an impressive rise of 73.3%.

• Fresh opportunities are arising as new listings surged by 53.8%, with 140 homes making their debut on the market.

• Sellers are still achieving nearly their total asking price, securing 97% on average, which is a slight uptick of 1%.

• The average price per sq. ft. experienced a dip to $291, a decrease of 4.9%.

• Crucially, the months of inventory are at 2.7 months - down 26.9% from April 2023, indicating a tighter market with fewer homes available.

In summary, the market remains dynamic and fast-paced, with opportunities available for buyers and sellers, albeit slightly different than the previous month.
