📊 MARCH & APRIL 2026 | LEAVENWORTH

🌷 Catching up on the last couple months and continuing the year over year comparison to show how this spring market is shaping up compared to 2025.

🌿 March saw 47 new listings, up from winter levels but still well below April’s jump. In April, we saw 77 new listings, a strong seasonal surge and right in line with what we expect as we head into spring.

🌸 Average sales price came in at $609,611 in March and $773,664 in April. That April jump mirrors what we saw last year, when spring activity and a few higher end sales pushed prices up. In a smaller market like ours, these swings are very normal.

🌞 Days on market improved slightly, averaging 88 days in March and dropping to 63 in April, as buyer activity picked up with the warmer weather.

🌼 Inventory increased from 8.4 months in March to 12.6 in April, giving buyers significantly more options than we saw earlier in the year and even compared to last spring.

🌻 Pending sales remained steady, with 15 in March and 14 in April, showing consistent buyer activity as the market transitions out of winter.

🏡 Closed sales rose from 18 in March to 8 in April. Month to month fluctuations like this are common, especially when timing of closings shifts between months.

The big picture? Spring inventory is back, buyers are active, and we’re seeing a more balanced market compared to the tighter conditions of early 2025.
