PROPERTY MANAGER
JOB TITLE: Property Manager
REPORTS TO: Regional Manager
STATUS: Full-Time, Non-Exempt
WORK SCHEDULE: 40 hours per week, Monday – Friday
LOCATION: St. Joseph Place, Kansas City, MO
COMPENSATION: $20.00 to $22.00 per hour (or compensation commensurate with experience), Sign-on bonus of $2,000.00
We are looking for a dynamic, enthusiastic property manager for a sec. 8 apartment community in Kansas City, MO. The Dalmark Group is a regional property management and real estate development company, working primarily in Kansas and Missouri. The Dalmark Group was formed to provide innovative and quality residential property services for both conventional and affordable housing communities. This position is eligible for our comprehensive benefits program.
SUMMARY
The Property Manager is fully accountable for all day-to-day property operations, and overseeing and enhancing the value of the property.

• Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
SKILLS
• Experience and expertise with Microsoft Office required
• Experience with a property management software program (Yardi, OneSite, etc.)
EDUCATION / EXPERIENCE
• High School Diploma, or equivalent, required
• 3 years’ experience in on-site multifamily property management, required
• Industry certifications, preferred

ESSENTIAL DUTIES AND RESPONSIBILITIES
FINANCIAL
• Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.)
• Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner
• Generate necessary legal action, documents and process in accordance with State and Company guidelines
• Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance
• Ensure that A/P invoices are submitted to the corporate office for payment, handle petty cash and all funds
LEASING
• Ensure property is rented to fullest capacity
• Utilize marketing strategies to secure prospective residents
• Represent the company in a professional manner at all the times
ADMINISTRATIVE
• Prepares reports by collecting, analyzing, and summarizing data and trends
• Confirm all leases and corresponding paperwork are completed and input to the software system accurately and on a timely basis
• Ensure current resident files are properly maintained
• Ensure all administrative paperwork is accurate, complete and submitted on a timely basis
• Lead emergency team for community. Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.)
• Must be available evenings, nights and weekends for staffing needs and emergencies
CUSTOMER SERVICE
• Enforces occupancy policies and procedures by confronting violators
• Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management
• Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.)
• Consistently implement policies of the community
PERSONNEL MANAGEMENT
• Supervise and manage onsite building staff included, but not limited to, maintenance, grounds, and leasing personnel
• Provide support to staff to encourage team work and lead as an example in creating a harmonious environment
• Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.)
MAINTENANCE
• Maintains building systems by contracting for maintenance services; supervising repairs
• Maintain community appearance and ensure repairs are noted and completed on timely basis. This requires
