Some closings just mean a little more. ❤️

Molly and I have been looking for the right house. We’ve toured, talked, waited, watched the market, and kept believing that when the right one came along, we’d know.

And we finally found it! 🏡❤️

What makes this one even more special is that it truly has been a family affair. Everyone has been involved, cheering Molly on, weighing in, and helping along the way. There’s something pretty wonderful about watching a whole family come together to help someone they love find the place that feels like home.

Molly, I couldn’t be happier for you. After 3 years, getting to hand you the keys to such a great house was definitely worth the wait.

Watching this special couple close one chapter by selling a home they loved and begin another by purchasing a new one has been such an honor. Because they’re so close to my family, this journey felt especially meaningful. We celebrated the exciting moments, worked through the stressful ones, and trusted that everything would come together exactly as it was meant to.

This spring I had the opportunity to help a very close family friend purchase his first home. The spring market was intense; multiple offers, low inventory, and plenty of competition. After looking at several homes and writing offers, we ended up finding an amazing house at a great price because another buyer had canceled their contract.

What stood out most about this transaction wasn’t that we “won.” It was that everyone involved worked toward the same goal. The listing agent was fantastic, communication was open, and throughout the process everyone felt heard, respected, and treated fairly.

Real estate shouldn’t be about winning or beating someone else. Buying a home is one of the biggest decisions you’ll ever make. It should be a process of learning, asking questions, exploring options, negotiating thoughtfully, and making informed decisions.

When everyone approaches a transaction with respect and professionalism, great things can happen. Congratulations to my buyer on his first home; I couldn’t be happier for him and all the memories he’ll create there.

When sellers lovingly care for their home, invest in thoughtful updates and beautiful décor, and price the home strategically for the buyers who should be purchasing it, incredible things can happen.

One of the biggest misconceptions in today’s market is that pricing a home at the highest possible number will bring the best result. In reality, the opposite is often true. Buyers understand that desirable homes may sell over asking price; sometimes by $50,000 or more. Because of that, many buyers are shopping for homes priced below their actual budget.

By pricing strategically, sellers attract more qualified buyers, create stronger demand, and often achieve the best possible outcome.

I couldn’t be happier for this special couple. Their home was quickly under contract, allowing them to move forward with confidence into their beautiful new home without the stress and uncertainty of having to sell first.
