Huge congratulations to Joey and Michelle! We officially went under contract this weekend, and I couldn’t be more happy for them. ❤️

Navigating a multiple-offer situation is always a whirlwind, but doing it while contingent and living in Vermont adds a whole other layer of complexity. Since they are PCSing here, we’ve been doing everything via FaceTime tours—believe it or not, I haven’t even had the chance to meet them in person yet.

This one feels extra special because the world is so small. I’ve known Joey’s sisters for years, and we have several mutual friends in Columbia, so being the one to help them navigate this move means the absolute world to me. I’m so grateful for the referral and the trust they placed in me to find the perfect landing spot.

They were tied to a lease at the time, but we didn’t let that stop us. We mapped out a long-term plan, talked strategy, and waited for the perfect moment. Today... they officially got the keys! 🗝️✨

Fast forward through the patience, the lease-end countdown, and a wild bidding war—these two just closed on their new home! 🏡

Not only did they get to utilize Matthew’s well-deserved VA benefit, but they managed to do something that almost never happens in a competitive market: they actually got money BACK at the closing table! 💰🙌
