1) Secure any exterior openings that can bring in moisture, pests, etc.
2) Downspouts. Make sure your downspouts are not running rain water directly towards the foundation. The downspouts should re-route any rain water away from the house. There are so many basement water issues prevented by having your roof's downspouts extend water away from the foundation.
3) Keep a positive grade around your foundation, meaning the slant should go "away" from the house rather than "in to" the foundation. Don't let rain water or weather conditions settle your exterior grade.
4) Main pricing points are: foundation, roof, structural, electrical, and HVAC. Keep these items maintained or price accordingly for resale within comps.
